Schnelle, City Administrator <br /> <br />August 2, 1979 <br /> <br />Critique for Regular Planning & Zoning Meeting of August 6, 1979 <br /> <br />CASE # 1: <br /> <br />PUBLIC HEARING FOR ROGER DICKENSON PROPERTY AT 6150 <br />HIGHWAY 10 - DAVID ENGEL, APPLICANT - FOR PERMISSION <br />TO OPERATE A LIGHT CARPENTRY FABRICATION SHOP ON THE <br />DICKENSON PROPERTY <br /> <br /> The subject property is zoned Bi-Commercial/Business District <br />and therefore a conditional use permit is required in accord with 170.013D (.2) <br />"Area Standards and Permitted Uses for the Bi-Business/Commercial District. <br /> <br />Mr. Engel, the applicant~ 15157 Ramsey Boulevard~ proposes to construct an <br />addition to the existing building or else construct a separate building <br />within a close proximity to the existing building which is located on <br />Roger Dickenson's property which is presently known as Dickenson's Piano <br />and Organ Shop. <br /> <br />The proposed addition is to be used for sawing lumber, storing lmmber, and other <br />building materials and serve as a garage. The proposed business will involve the <br />construction of "porta sheds" (small accessory buildings) and sale of the same, <br />~. Engel will be required to go through the"Plan Approval" procedure for this <br />business if the Conditional Use is approved. This proposal has been reviewed <br />by the EQB - letter attached - see Enclosure D~a. The business ~/Lr. Engel <br />proposes is not a permitted use for the existing zoning of this property. <br /> <br />Enclosure Dla - <br />Enclosure Dlb - <br /> <br />Enclosure Dlc - <br /> <br />EQB letter <br />application for conditional use permit - <br />location map - application for building permit. <br />letter from Joe Kovar <br /> <br />CASE #2: WILLIAM AYDT, BILL'S AUTO BODY, REQUEST FOR REZONING <br /> <br /> Mr. Aydt appeared before the City Council, on October 3, 1977 - see <br />enclosmres, to seek rezoning of his property at 14966 Nowthen Boulevard (Business <br />address) and 14964 Nowthen Boulevard (Residence). At that time Council decided <br />to handle Mr. Aydt's situation by zoning his business, as part of the City's <br />Comprehensive Plan, to UMB-2 which was a special and specific zoning given <br />to him strictly for the sole use of his property as a body shop; thereby <br />giving him the opportunity to expand, rebuild if necessary, or sell the <br />auto body business if he so desired. At that time Mr. Aydt was under the <br />impression that Council had granted him zoning of B-1 Business/Commercial and <br />he didn't realize what he had in actuality as far as the zoning of his property. <br />This all came to'Light", so to speak, when Mr. Aydt came before Council recently <br />with a proposal to add onto his existing business and possibly sell (3) acres <br />of his land for a car wash operation. Mr. Aydt therefore, is requesting that <br />a public hearing be scheduled to rezone his property as follows: <br /> <br /> <br />
