-2- <br /> <br /> His home and autobody business, consisting of (4) acres - to <br />be rezoned from UMB-2 to UB and the other (3) acres to the southeast be <br />changed from UMB-2 to UMB. <br /> <br /> Mr. Aydt feels that UB would be a more adequate zone classification <br />for his body shop business, in that this operation is more nearly <br />conforming to a UB Permitted Use than U~B-2 classification. He feels that <br />because Ramsey Elementary School and the Park area surround the rear and north sides <br />of the (4) acres where his business is located that it would not have an <br />adverse affect on the surrounding properties. He feels that zoning the south- <br />east three (3) acres ~B will allow him to make better use of this property <br />in that he could have uses such as personal professional services, or possibly <br />residential (2) family dwellings, (when sewer is available) or something that <br />would actually be a better periphery use or "buffer" between the auto body <br />and residential area which abuts tha three acre piece~ If the Plaraning Commission <br />concurs with Mr. Aydts proposed rezoning, it should be the recommendation of <br />the Commission to schedule a public hearing on the request before the City <br />Council. <br /> <br />If you do not concur, please be ready to give ~,@. Aydt some concrete reasons for not <br />agreeing with the proposal and possibly offer suggestions as to whether or <br />not Mr. Aydt should pursue the rezoning in the mamaer he proposes. <br /> <br />It should be noted that Mr. Aydt does intend to sell the (3) three acres and as <br />soon as this rezoning request is considered he is planning to request a <br />subdivision of the seven acres into the four acre and three acre parcels as <br />shown on the rezoning sketch. <br /> <br />Written findings of fact will have to be submitted to the City Council. <br /> <br /> Enclosure D1-2(a) Application for rezoning <br /> D1-2(b) map <br /> <br />CASE #3: JACK M~NKVELD REZONING.
