TO: City Administrator

FROM: Building Official

RE: Accessory Buildings

DATE: September 18, 1978

As the above referenced subject has been a matter of concern
for sometime, I have been giving it much consideration. It would
appear to me that the only appropriate solution to this matter is
to base the size of an accessary building on the size of the lot.

In my opinion it would appear that one percent of the lot area
would be a a viable solution to the problem. For example, this
would allow an accessory building of about 400 plus square feet on
a one acre lot and 1000 plus square feet on a 2% acre lot. However,
the surrounding lot sizes should also be considered in the granting
of the permit. If a lot larger than one acre is ~l~ocated in .'.what
is basically a one acre area, the building size should be limited
accordingly.

In m~ opinion this could be handled quite easily administrativly
by the zoning officer. Individuals that felt they were treated
unfairly could appeal the zoning administrators decision to the
City Council.

In conclusion it would be my opinion accessory buildings should
be restricted accordingly.

(1) Parcels one acre and under: 1% of the gross lot
not to exceed 400 sq ft.

(2) Parcels from one acre to 2.5 acres: 1% of the
gross lot size not to exceed 1000 sq ft.

(3) Parcels over 2.5 acres: 1% of the gross lot area
not to exceed 1500 sq ft.

This restriction could apply to all except agricultural land
where building restrictions would not apply. Agricultural land
defined is any parcel 20 acres or larger used primarily for agri-
cultural purposes. Except for housing, building permits are not
required on agricultural buildings.

This information is for your information and only one indiv-
iduals opinion. You may use it as you desire.

CRB:as
