Schnelle, City Administrator <br /> <br />RE: Agenda Critique <br /> <br />DATE: August 7, 1978 <br /> <br />ITEM NO. 1 7:30 PUBLIC HEARING - PHILLIP KERSSEN FOR CONDITIONAL USE <br />PERMIT TO MANUFACTURE AND SELL TRAILERS IN R-1 ZONING <br /> <br />Mr. Kerssen wants a conditional use permit for the purpose of manu- <br />facturing and sales at his residence (14765 Nowthen Blvd.) <br /> <br />Mr. Kerssen was previously in before the Planning and Zoning Commission <br />requesting rezoning. At that time the Commission informed him to apply <br />for a conditional use permit. <br /> <br />Recommendation: If the conditional use permit is recommended for <br />approval, it is recommended that it state the following: <br /> <br />a) Specify display area for sales operation <br />b) Specify number of items on display at any one time <br />c) Specify storage area for raw material and type of screening <br /> if material stored outside <br /> <br />It should be further noted that precautions should be exercised if the <br />permit is granted that it doesn't deter from the value of adjacent R-1 <br />property. <br /> <br />ITEM NO. 2 VARIANCE FROM SUBDIVISION ORDINANCE; CASE OF MR. ALEX WERZ <br />REGARDING THE FAILURE TO RECORD ONE (.1) ACRE LOT PRIOR TO CUT OFF DATE <br /> <br />OF APRIL 27, 1972: Mr. Werz failed to get his one (1) acre lot <br />(located at 16960 Bison Street N.W.) recorded prior to the cut off <br />date. The zoning in the area now requires 10 acre lot sizes. Con- <br />sequently, he needs a variance from the subdivision ordinance. <br /> <br />It should be noted that this lot is adjacent to one (1) subdivision. <br />There is also a question as to whether Bison Street has been accepted <br />as a City Street. <br /> <br />ITEM NO. 3 VARIANCE FROM SUBDIVISION ORDINANCE; CASE OF VICTOR MASTLEY <br /> <br />Mr. Mastley wants a variance from subdivision ordinance to subdivide <br />by metes and bounds. The parcel of land is owned by Bertha Mae Smith <br />and is located at the northwest corner of 166th Street and Jasper <br />Street N.W. <br /> <br />He wants to divide the 6.73 acre parcel into three (3) lots. This does <br />not comply with the current 2.5 acre lot requirements. <br /> <br /> <br />
