PUBLIC HEARING - PRELIMINARY PLAT PINEVIEW <br /> <br />ESTATES, DEVELOPER GILBERT MENKVELD <br /> <br />Published notice in the Anoka County Union January 27, 1978 and mailed <br />notice to landowners within 350 feet has been accomplished. Enclosed <br />please find a report on the preliminary plat from Engineer Raatikka, <br />please note that a variance is called for in his paragraph one, that <br />being from the sketch plan procedure. Preliminary plats will be avail- <br />able at the meeting and are available at City Hall prior to the meeting <br />for anyone wishing to review them. <br /> <br />ITEM NO. 2 CONSIDER ACTION ON PAUL WEISS REZONING REQUEST. <br /> <br />Enclosed please find report of soil conditions and additional infor- <br />mation submitted by Paul A. Weiss regarding a rezoning request for land <br />south of 167th Avenue and west of State Highway #47. A public hearing <br />was held before the Planning Commission on October 3, 1977, at which <br />time the Planning Commission requested the enclosed information be <br />submitted. The soils reports show high ground water conditions re- <br />quiring considerable amount of fill prior to any construction. Addi- <br />tional information and a sketch plan supplied by Mr. Weiss reveal very <br />little information which is pertinent to whether this area should be <br />commercial or residential. I believe the Planning Commission must con- <br />sider the comprehensive plan, and the premature extension of sewer pipes <br />as we consider rezoning requests of this type. <br /> <br />ITEM NO. 3 8:30 P.M. PUBLIC HEARING, ANOKA-RAMSEY CONGREGATION OF <br /> <br />JEHOVAH WITNESSES, CONDITIONAL USE. <br /> <br />Pursuant to the zoning code a Conditional Use Request has been sub- <br />mitted to construct a church in a B1 zoning district, Lot 1, Block 5 <br />Riverside West Addition, (south and across the street from Northern <br />Oxygen). A public hearing was published in the January 27, 1978 Anoka <br />County Union and mailed notice has been sent to landowners within 350 <br />feet. I have asked the applicant to supply a sketch plan showing road <br />accesses, landscape design and off street parking provisions. This has <br />been submitted and conforms with the zoning section of the Ramsey City <br />Code. Representation from the congregation will be on hand to discuss <br />any questions the Planning Commission may have. <br /> <br /> <br />
