ITEM NO. 4 RECONSIDER MIKE COMPTON VARIANCE REQUEST. <br /> <br />Enclosed please find original sketch plan, planning and zoning action <br />12/5/77, and City Council action 12/12/77. The Council's action was <br />to refer it back to Planning and Zonning and the City Engineer for re- <br />view. I have reviewed the matter with the City Engineer who indicates <br />the MSA routing and proposed easements should be maintained although <br />final alignment is not definite and it will be difficult to make a <br />decision at this point in time. This would change the Planning and <br />Zoning's action to require a 40 foot easement along the north property <br />line in lieu of the previously requested 33 feet. The City Council's <br />other concern was relative to providing more accesses for the property <br />to the north for future development. I believe there is little the <br />City or Planning Commission can do regarding this and we must only in- <br />struct Mr. Compton or Bertha Mae Smith to negotiate with surrounding <br />landowners or at least be able to give some indication of future <br />development proposals in the area. <br /> <br />ITEM NO. 5 VERNON HERTING HOME OCCUPATION PERMIT. <br /> <br />As requested Mr. Herting's home occupation being considered again since <br />he was not at the January meeting. No change in application as submitted <br />in January. <br /> <br />ITEM NO. 6 McKNIGHT VARIANCE. <br /> <br />Enclosed please find application for zoning request, certificate of <br />survey and correspondence to NHC Lumber regarding variance. Please <br />note the new home construction according to the land survey has the <br />home 1.8 feet from the side lot line. This is the request to vary the <br />10 foot side yard requirement. As noted in the letter the building <br />official brought this to the attention of NHC Lumber and the contractor <br />at the time footing inspections were made. It seems inappropriate to <br />me at this point that we are dealing with Mr. McKnight, we should be <br />dealing with NHC Lumber since they are the permit holder. I don't be- <br />lieve we should be varying our side yard requirements down to 1.8 feet, <br />instead we should instruct Mr. McKnight or NHC Lumber to negotiate with <br />the abutting land owner for additional purchases of land. (The land <br />adjacent is open and while we may not meet the full 10 feet, an addi- <br />tional five or six would be of benefit.) <br /> <br />ITEM NO. 7 SUBDIVISION REQUEST - HIGHWAY 10 AREA WEST OF DEZIEL'S. <br /> <br />This is a request from Carson Homes, Inc. to subdivide Plat 89234, <br />Parcel 1200. The Parcel is approximately 955 feet of frontage on <br />Highway 10 and would be subdivided with 155 foot frontage and 1.18 <br />for Carson Homes. This parcel would be used for construction of <br />an office building. We have requested and are to receive a plot <br />plan from Carson Homes showing off street parking, landscaping, etc. <br />I also have requested information from the State Highway Department <br />regarding the service road plan. The major variance to this sub- <br />division would be to allow the 1.18 acre commercial site which is in <br /> <br /> <br />
