The sizes the Housing Subcommittee are proposing <br />are 960 sq. ft. for Ramblers, 850 sq. ft. for Splits and 500 sq. ft. <br />for Two-Story Houses and no garages and garages not required. <br /> <br />Mr. Erickson made the slide presentation. <br /> <br />He also showed pictures of homes built 10 years ago on 151st st. N.W. just off <br />County Road #56. He explained there were smaller square footage requirements <br />without garages and the people have added garages since that time. Also, <br />included are shots of double bungalows in Coon Rapids in Creekwood Estates. <br />He explained there are separate mortgages on each half of the doubles. He said <br />they are contending that times being what they are, the prices for large <br />square footage is prohibitive to many home buyers. <br /> <br />Art Dunn asked what the 800 square footage would cost without the garage. <br /> <br />Mr. Erickson said the 800 square footage without the garage would cost just <br />over $50,000. <br /> <br />Mr. West said that the 800 square footage with the. garage would cost <br />about $10,000 more or close to $60,000. <br /> <br />City Administrator Schnelle asked what the minimum salary range of buyers <br />would be and what the down payment would be. <br /> <br />Mr. West said that with GI, there would be no down payment and with FHA <br />there would be a 5% or 10% down payment. <br /> <br />Mr. Erickson said the monthly payments would be around $450 to $5D0/month, <br />but for an 11 sq. ft. house with attached garage, the monthly payments <br />would be $650 to $700/month. He said the salary range for payments of <br />$500/month to qualify for FHA would be 3X or 4X that per momth or <br />between $1500 to $2000/per month. For the large houses, this salary range <br />would have to be about $3,000/month. He said this would give people a chance <br />to get into a house sooner and we could generate building permit activity <br />for the city. <br /> <br />He said there is a growing acceptance by consumers of the double houses <br />because it gives them a chance to get into a house. He said the doubles <br />they are building in Coon Rapids are $123,000 and they have tuckunder <br />garages. There is a savings by having two families on one lot and using <br />only one well. <br /> <br />Art Dunn asked if they could provide tuck-under garages as an option to no <br />garages because he said he would not like to see no garages and that he <br />believed the smaller houses will conserve energy, but he still can't see <br />no garages. He asked what it would cost to put up a detached garage. <br /> <br />Mr. West told him that the contractors price for putting up a detached <br />garage would be $6,000 for a 24 x 24, but if a person put one up themselves <br />it would cost $3,000.
