to recommend to the City Council <br />Motion by Peterson and seconded by Deemer/that a variance be granted for setback and <br />to waive the requirement for exterior appearance which is required by the site <br />plan and providing he meet all other pertinent requirements of the site plan <br />and subject to final review and approval of the City Engineer. <br /> <br />Motion carried. 6 Ayes. <br /> <br />MIDWESTERN UNDERGROUND INC., REVIEW OF VARIANCE REQUEST <br /> <br />Midwestern Underground Construction Inc., located at 14021 Azurite Street <br />is requesting a variance in conjunction with their request to construct <br />an additional building at their place of business. The new building does <br />not conform to the site plan design ordinance in that it is proposed to <br />be constructed of treated wood poles and the exterior design of the building <br />is inconsistent with requirements of the site plan. <br /> <br />Mr. Frank Jerich was present regarding the proposal. <br /> <br />Ron West felt that it would be ridiculous to ask for an asphalt parking <br />surface for this company in view of the fact that they are in ~e construction <br />busines and have very heavy equipment. He said Class V would be sufficient <br /> <br />The City Engineer reviewed his report and raised a question on the 33 foot easement <br />which appears on the half section map and which was probably dedicated by <br />Mr. Greenberg but that there is no record of it at the County. <br /> <br />Mr. Jerich agreed to give the City a 33 foot easement for public right of way <br />on the south side of the property if necessary. <br /> <br />This situation is to be checked into and cleared up as to the right of way <br />situation on Azurite. The City Council is to consider asking Mr. Greenberg <br />to dedicate Azurite Street and improve it. <br /> <br />Mr. Jerich stated that the proposed building is approved by a certified <br />architect in the State of Minnesota and he proposes to use wood instead of <br />steel because it is a cost savings to his company and they are going to use this <br />new building strictly for storage and he doesn't want to spend a lot of money <br />to construct a lavish type building just for storage. <br /> <br />Ron West explained the reason for the guidelines being establilshed on pole buildings; <br />he said regarding pole buildings that the trusses do hold up fine but that the <br />problem is when they are put together and put into the ground the buildings <br />started to sag and deteriorate and therefore, the P & Z Commission felt that in <br />order for the buildings to hold up for more than five to ten years down the line <br />they would have to be built with frost footings for protection of future owners <br />and use of the buildings and appearance of the community and benefit of the <br />general public. <br /> <br />Mr. Jerich stated that the building would not be heated and would be used <br />for storage only and that they decided to build this building due to vandalism <br />and theft they were encountering. They were losing considerable amounts of <br />gas, tools, and equipment.
