5 Minutes CAME #2: <br /> <br />By: <br /> <br />REQUEST FOR PRELIMINARY PLAT APPROVAL OF <br /> FORD BROOK ESTATES 3RD ADDITION; <br /> CASE OF MR. GERALD BAUER <br /> Anne Norris, Community Development Director <br /> <br />Background: <br /> <br />Mr. Gerald Bauer is requesting preliminary plat approval of his proposed <br />subdivision located north of County Road ~7 and east of the existing Ford Brook <br />Estates subdivision. Mr. Bauer is proposing to plat the parcel into 16 single <br />family lots, each at least 2.5 acres in size. The parcel is located in the <br />R-1R Residential District; the minimum lot size is 2.5 acres. The total parcel <br />is approximately 79 acres in size; approximately 47 acres are located in Ramsey <br />and the remainder of the parcel is located in Burns Township. Mr. Bauer is <br />proposing to construct 180th Avenue NW and Barium Street NW to access the lots <br />in the subdivision. <br /> <br />Enclosed are the following items for your information: <br /> <br />a) Site location map <br />b) Proposed preliminary plat <br />c) .Soil boring information <br />d) Letter from City Engineer Raatikka dated July 7, 1987 <br /> <br />Ob servations: <br /> <br />The Planning and Zoning Commission conducted a public hearing on this plat on <br />July 7, 1987. The Commission recommended that Lots 9 and 10, Block 1 be <br />redrawn to increase the width of Lot 10. On August 11, 1987, the Commission <br />recommended approval of the preliminary plat with a variance for Lot 2, Block 2 <br />for access on to County Road No. 7 and a variance to Lot 9, Block 1 to the <br />minimum lot size requirement. <br /> <br />On July 9, 1987 the Park and Recreation Commission reviewed Mr. Bauer's <br />subdivision and recommended that park fees be required to satisfy the City's <br />park dedication requirements. <br /> <br />Recommendation: <br /> <br />Council Action: <br /> <br />Motion to: <br />Approve/deny Mr. Gerald Bauer's request rel iminary plat approval of Ford <br />Brook Estates 3rd Addition contingent upon review and approval of the <br />preliminary plat by Burns Township. <br /> <br />Review Checklist: <br /> <br />Administrator <br />Attorney <br />Engineer <br />Community Development Director <br />Planning and Zoning Commission <br /> <br />Chief of Police <br />Finance Officer <br />Public Works Superintendent <br />Park and Recreation Commission X <br /> <br /> <br />
