PR~m DEVELO~ ~ <br /> Wrr,r.IAM DUBATS <br /> 6802 1382~ AV~qUE N.W. <br /> <br /> On , 1987, site plan approval was granted by the <br />Cit~. of Ramsey to William Dubats to construct a self-service storage <br />facility consisting of three buildings totalling approximately 18,400 <br />square feet on the property at 6802 138th Avenue N.W., which property is <br />legally described as follows: <br /> <br />Lot 1, Block 3, Riverside West, Anoka County, Minnesota <br /> <br />This approval is issued pursuant to Section 170.017L of the Ramsey City <br />Code. The conditions of this approval are as follcws: <br /> <br />The structures shall be constructed as shown on the plans <br />su~itted to and approved by the City's Building Department. A <br />certified site plan shall be required prior to the issuance of any <br />building permit. No construction shall commence without proper <br />approval and permitting by the City Building Official. <br /> <br />2. The structures shall be used for self-service storage facilities <br /> and office space related to the storage operation. <br /> <br />All driveway areas and parking areas shall be surfaced with <br />blacktop or concrete. This surfacing shall be completed within <br />120 days of issuance of the building permit. In addition, an <br />escrow guaranteeing the completion of this improvement shall be <br />required. The amount of the escrow shall be based on 150% of <br />the City Engineer's estimate to complete such improvement. <br /> <br />The yards along 138th Avenue N.W. and Ebony Street N.W. shall be <br />landscaped and shall average 20 feet in width. The access to the <br />storage facility will be recessed from 138th Avenue N.W. It is <br />the responsibility of the property owner to maintain such <br />landscaping. <br /> <br />5. All disturbed green areas shall be restored with sod or seed. <br /> <br />~ne site shall be graded in accordance with the specifications of <br />the City Engineer and so that drainage is in conformance with the <br />grading and drainage pl~_n for the plat of Riverside West. <br /> <br />~ne exterior of the office area shall be constructed of break- <br />off decorative concrete block. The remainder of the structures <br />shall be constructed of decorative, rock-faced block, excluding <br />door areas. <br /> <br />All buildings shall be constructed with frost footings or <br />equivalent as approved by t_he Building Official and in accordance <br />with Chapter 1305.5400, Section 2907 of the Minnesota State <br />Building Code. <br /> <br /> <br />
