10. <br /> <br />11. <br /> <br />All lighting on the premises used to illuminate the structures <br />and parking areas shall be arranged to deflect away from any <br />adjoining property or public street. Bulbs emitting in excess of <br />3000 lumens (150 watts) shall be directed so that the bulb is not <br />visible from off of the property where such light source exists. <br /> <br />Mr. Dubats shall dedicate to the City an additional seven feet of <br />right-of-way along 138th Avenue N.W. The City shall be <br />responsible for any costs associated with the dedication of this <br />right-of-way. <br /> <br />Mr. Dubats shall obtain a 15 foot wide access easement along the <br />north lot line of Lot 2, Block 3, Riverside West. <br /> <br />12.
