CASE #3: <br /> <br />REQUEST FOR PRELIMINARY PLAT APPROVAL OF FLINTWOOD <br /> HILLS 5TH ADDITION; CASE OF MR. DICK CARSON <br /> By: Anne Norris, Community Development Director <br /> <br />Background: <br /> <br />Mr. Carson is requesting preliminary plat approval of Flintwood Hills 5th <br />Addition, the proposed subdivision of Outlots M and N, Flintwood Hills 2nd <br />Addition. These outlots are located in the Flintwood Hills P.U.D. Mr. <br />Carson is proposing to subdivide these outlots into 3 lots. <br /> <br />Lot 3 is proposed to be developed with a 5,000 square foot office building <br />and Lots 1 and 2 are proposed to le developed with multiple residential <br />structures (one 4 unit building and one 6 unit building). Access to Lot 3 <br />is proposed from Dysprosium Street and a common access from Industry Avenue <br />is proposed for Lots 1 and 2. <br /> <br />Lot 3 has sewer and water available to it and Lots i and 2 presently do not <br />have sewer and water available to them. Such utilities would required as <br />part of city approval of the plat. In addition, both proposed commercial <br />and multiple residentia~ structures are subject to the site plan review <br />process. <br /> <br />For your information, the following items are enclosed: <br /> <br />a) Site location map <br />b) Public hearing notice <br />c) Properties notified <br /> d) Existing Lots M and N, Flintwood Hills 2nd Addtion <br /> e) Proposed preliminary plat <br /> <br />The City Engineer's review of this plat will be available at the meeting. <br /> <br />Ob s ervat ions: <br /> <br />As the proposed subdivision is bounded by single family residential <br />development, substantial buffer areas will be required between the <br />commercial and multiple residential uses and the existing single family <br />residential neighborhoods. <br /> <br />A copy of the proposed subdivision has been provided to Anoka County for <br />their review and .comment. These comments should be available at the <br />meeting. <br /> <br />Recommendation: <br /> <br />Motion to: <br />Recommend approval/denial of Mr. Carson's request for preliminary <br />plat approval. <br /> <br />Review Checklist: <br /> <br />Administrator <br />Attorney <br />Engineer <br />Community Development Director <br /> <br />Chief of Police <br />Finance Officer <br />Public Works Superintendent <br />Anoka County H~.
