Hakanson <br />Anderson <br />Assoc., Inc. <br /> <br />Engineers, Surveyors & <br />Landscape Architects <br /> <br />December 1, 1987 <br /> <br />Mr. Gerald Zimmerman, Chairman <br />Ramsey Planning & Zoning Commission <br />city of Ramsey <br />15153 Nowthen Boulevard N.W. <br />Ramsey, MN 55303 <br /> <br />Re: <br /> <br />Flintwood Hills 5th Addition <br />(P.U.D.) <br /> <br />Dear Mr. Zimmerman: <br /> <br />We have reviewed the Flintwood Hills 5th Addition Planned Unit <br />Development (P.U.D.) and offer the following comments. <br /> <br />The proposed plat consists of three (3) lots and is the fourth <br />phase of the overall P.U.D. which was approved on May 24, 1984. <br /> <br />The proposed use of the three lots has been changed from 12 <br />quad lots as approved on the preliminary plat to two apartment <br />buildings and an office building. <br /> <br />The proposed modifications constitute a major change from the <br />preliminary site plan as outlined in City Code 170.016K and <br />requires the submittal of a new site plan. <br /> <br />In review, of the new preliminary site plan, the square footage <br />of the lots was not shown. Based on the lot dimensions, Lots 1 <br />and 2 exceed 20,000 square feet and Lot 3 exceeds 27,000 square <br />feet. <br /> <br />In review of the drainage easements, I would recommend 15 feet <br />of easement along Block 4, Flintwood Hills Second Addition. A <br />5 foot easement was provided with the Second Addition. I would <br />also recommend that the City deed back the 20 foot exception <br />between Outlots M and N as discussed in my letter of November <br />9, 1981 to Mr. William Goodrich. The proposed easements on the <br />north side of the Flintwood Hills 5th Addition will provide a <br />drainage outlet to the First Addition. <br /> <br />Based on city Code 170.16K, a landscape plan should be <br />provided.
