October 30, 1987

Ramsey Planning and Zoning Commission
15153 Nowthen Blvd.
Ramsey, Minnesota 55303

Re:

Mr. William C. Dubats
Conditional Use Permit
Lot 1, Block 3, Riverside West

Planning and Zoning Commission:

We have no objection to the construction of this type of facility as
long as the owners are required to build a building that at least
meets or exceeds the existing buildings of Super Bowl, Ramse7 West
Office Building and Storage, and Northern O~rygen.

When we applied for a Conditional Use Permit we were requirer by the
city to construct either concrete with decorative block, or in the
case of the Super Bowl a metal building with stone facing for "eye
appear".

The buildings that Mr. Dubats owns and operates on L2, B3, Riverside
West do not meet these requirements and a number of the residents and
other commercial property o%~ers adjacent to his buildings are
asking why he was allowed to build them in their present condition.
It would be very nice if the city enforced Mr. Dubats to upgrade his
present facilities to at least compliment the existing buildings before
he is given permission to build his facility.

Respectfull~y Submitted~.__
Joseph R. Sentyrz, President
Oakridge Construction & Realty, Inc.
6740 High~ay 10 N.W.
Ramsey, Minnesota 55303
#427-1350
