PERTAINS TO CASES ~2 AND ~3 <br /> <br />November 3, 1987 <br /> <br />TO: Ramsey Planning and Zoning Commission <br /> <br />FROM: Anne Norris, Community Development Director <br /> <br />RE: Comments from the City Engineer <br /> <br />Listed below are comments from Pe%e Raatikka, City Engineer, on <br />several requests under consideration by the Planning and Zoning <br />Commission. <br /> <br />CASE <br /> <br /> REQUEST FOR CONDITIONAL USE PERMIT TO CONSTRUCT AND <br />OPERATE A SELF-SERVICE, STOEAGE FACILITY IN THE B-1 <br />BUSINESS DISTRICT AND REQUEST FOR SITE PLAN REVIEW; <br />CASE OF MR. WILLIAM DUBATS <br /> <br />- require that an additional 7 feet of right-of-way on I38th <br /> Avenue N.W. be deeded to City for Front Street extension <br />- require access to property from Ebony Street N.W. as <br /> access on to 138th Avenue N.W. (future Front Street) <br /> should be limited <br />- Section 170.016F of the City Code requires a rear yard setback <br /> of 35 feet and a side yard setback of I0 feet; Mr. Dubats' <br /> site plan shows 30 feet and 5 feet setbacks, respectively <br />- the Commission may wish to discuss fencing standards as <br /> chain link fencing may not be most attractive alternative <br />- need a better plan for improvements that shows what areas <br /> are to be surfaced and where and what type of landscaping <br /> is planned <br />-require escrow for required improvements (blacktopping, <br /> landscaping) <br />- require lighting to be deflected away from street <br />- require structures to meet architectural standards <br /> specified in Section 170.016F of the City Code <br /> <br />CASE ~3: 1LEQUEST FOR SITE PLA/~ REVIEW; CASE OF JOHN BELINSKI FOR <br /> WALTEK INC. <br /> <br />- require escrow for surfacing parking area <br />- require parking spaces to be 300 square feet in accordance <br /> with City Code <br />- require topography and grading plans (not submitted) <br /> <br /> <br />
