CASE #2: <br /> <br /> REQUEST FOR HETES AND BOUNDS SUBDIVISION; <br /> CASE OF MSo KATHY TRANBY <br />By: Anne Norris, Community Development Director <br /> <br />Background: <br /> <br />Mr. Kathy Tranby is requesting metes and bounds subdivision of her property on <br />the west side of County Road No. 83 south of 173rd Avenue NW. Ms. Tranby is <br />proposing to subdivide the property into three 3.3 acre lots for single family <br />residential development. One of the lots would access directly on to County <br />Road No. 83 and the other two lots would be accessed by a road serving those <br />two parcels. <br /> <br />Ms. Tranby will be at the meeting with a sketch plan of this request. <br /> <br />Enclosed is a map showing the location of Ms. Tranby's property. <br /> <br />Observations: <br /> <br />In the past, the Commission has directed requests for metes and bounds <br />subdivisions to go through the minor platting process. In addition, the City <br />has discouraged direct access from individual driveways on to County <br />roads. <br /> <br />Section 170.0317 of the Subdivision Chapter of the City Code specifies that <br />minor subdivisions "...shall be applicable to plats with three or less lots <br />that require no construction of streets..." <br /> <br />For your information, Ms. Tranby appeared before the Commission in 1986 for a <br />metes and bounds subdivision of the ten acres adjacent to this property.
