Request For Preliminary Plat Approval Of Ford Brook Estates <br /> 3rd Add~tion~ Case Of Mr. Gerald Bauer: <br /> <br />Motion by Commissioner Howell and seconded by Commissioner Hendriksen to <br />table this case until the City Engineer is present to discuss issues. <br /> <br />Motion carried. Voting Yes: Chairman Zimmerman, Commissioners Holm, <br />Hendriksen and Howell. Voting No: None. Absent: Commissioners Shumway <br />and LaDue. <br /> <br />Request For Metes And Bounds Subdivision~ Case Of Mr. Hank <br /> <br />Mr. Muhich was present and stated that with his financing he is not able to <br />get a loan on 15 acres; he would like to split 2.5 acres from the 15 acres <br />where the home is located and leave the' rest of the parcel vacant. Mr. <br />Muhich stated that each parcel would have 247 feet of street frontage on <br />161st. <br /> <br />Commissioner Holm explained that for parcels over 10 acres, the foreclosure <br />laws change and that is why the financing agent does not want to finance <br />over 10 acres. <br /> <br />Motion by Commissioner Holm and seconded by Commissioner Hendriksen to <br />recommend approval of Mr. Muhich's metes and bounds subdivision contingent <br />upon Mr. Muhich retainin ownership of both parcels until they are properly <br />subdivided. <br /> <br />Motion carried. Voting Yes: 'Chairman Zimmerman, Commissioners Holm, <br />Hendriksen and Howell. Voting No: None. Absent: Commissioners Shumway <br />and LaDue. <br /> <br />Case #4: Request For Metes And Bounds Subdivision~ Case Of Mr. Garmett <br /> Pettersen: <br /> <br />Mr. Pettersen was present and explained his request for a metes and bounds <br />subdivision to reconfigure two of his existing parcels. <br /> <br />Chairman Zimmerman inquired if the second site would be buildable. <br /> <br />The contractor stated that the percolation tests and borings show that the <br />soils are suitable for a building site. <br /> <br />Mr. Pettersen stated that the street frontage of the proposed lot is 165 <br />feet; that he wants to reconfigure the lots so that there will be two 2.5 <br />acre lots, one containing the house presently located on the one acre lot. <br />Mr. Pettersen noted that he is proposing that the existing 20 foot driveway <br />easement be enlarged to 33 feet; it would be a private easement. <br /> <br />Motion by Commissioner Howell and seconded by Commissioner Holm to <br />recommend that a building permit can be issued since there are presently <br />two lots and that Mr. Pettersen proceed with a minor subdivision of the two <br />lots leaving a 33 foot private driveway easement to access all lots. <br /> Planning & Zoning Commission/August 11, 1987 <br /> <br />Page 3 of 7 <br /> <br /> <br />
