Hakanson <br />Anderson <br />Assoc., Inc. <br /> <br />Engineers, Surveyors & <br />Landscape Architects <br /> <br />July 7, 1987 <br /> <br />Mr. Gerald Zimmerman, Chairman <br />Ramsey Planning & Zoning Commission <br />City of Ramsey <br />15153 Nowthen Boulevard N.W. <br />Ramsey, MN 55303 <br /> <br />Re: Preliminary Plat of Ford Brook Estates 3rd Addition <br /> <br />Dear Mr. Zimmerman: <br /> <br />We have reviewed the above referenced preliminary plat which is <br />located in the rural service area of the City. <br /> <br />Following is a list of comments resulting from our review of this <br />preliminary plat: <br /> <br />The proposed plat consists of 16 lots varying in size from 2.5 <br />to 19.6 acres. Lots 4 & 5 and part of Lots 3 & 6 are located <br />in Burns Township. Lot 10 does not meet the 200 foot lot width <br />requirement of City Code. <br /> <br />Based on the Anoka County soil survey, the soils in the plat <br />consist of Rifle Mucky peat, marsh and Zimmerman fine sand. <br />Zimmerman fine sand is a Class I soil suitable for on-site <br />wastewater disposal systems and all of the lots within the City <br />of Ramsey appear to have adequate Class I soils for on-site <br />systems. The soil borings submitted indicate that the water <br />table elevation is approximately 876. <br /> <br />In review of the grading and drainage plan, the proposed plat <br />drainage will be directed to Lots 1, 2, 3, 6, 7, 8, 9 & 10, <br />which is part of the floodway of Ford Brook. Drainage <br />easements should be provided over the ponding areas on those <br />lots. <br /> <br />In review of access to the lots, no access to C.S.A.H. No. 7 is <br />allowed by the City Code.
