Kalway Construction <br />June 11,2004 <br />Page 2 of 4 <br /> <br />Cleanouts will be required at 100 foot intervals on the sanitary sewer service. Provide <br />inverts and top of casting elevations for all sanitary structures and connections. <br />Separate 6" water services will be required for each building. Stubs were provided in Ebony <br />Street. <br />A fire hydrant will be required at the north east comer of Tract A. <br /> <br />Setbacks: City Code stipulates a 35 front yard, 25 rear yard, and 25 side yard setback building <br />setback, the site plan is exceeding these setbacks'. City Code also establishes a 20 foot impervious <br />surface setback along all public streets. The site plan will need to reflect the 20 foot impervious surface <br />setback. <br /> <br />Landscaping: City Code requires one (l) tree per every fifty (50) lineal feet of site perimeter or 1,000 <br />square feet of building coverage, whichever is greater, be planted throughodt the site. City Code also <br />req~_tires that no less than 25% of the trees planted be deciduous and no [es~ than 25% coniferousl <br />Furthermore, City Code requires that no more than 25% of the trees planted consist of ornamental <br />trees. Parking lot landscaping is also required, one (1) tree per every ten (10) parking stalls. In <br />addition to the tree requirements, City Code also states that one (t) shrub per every thirty (30) lineal <br />feet of site perimeter or 300 square feet of building coverage, whichever is greater, be planted. <br /> <br />The total building coverage on the property is 40,650 square feet, which equates to a minimum-of forty <br />(40) trees and t35 shrubs needing to be installed. Of the trees, a minimum of twenty-one (21') should <br />be installed along 141st Ave and Ebony St to satisfy the public road ~¥ontage planting requirement (one <br />tree per 35 feet of public road frontage). The parking lot landscaping trees shall.be planted within the <br />parking lot in islands or inunediately adjacent to the parking stalls and must consist of at least five (5) <br />additional overstory trees. The remaining trees can be planted throughout the property. <br /> <br />The current landscaping plan indicates that thirty-nine (39) trees and 160 sN'ubs will be installed. The <br />sizes and species indicated in the species palette meet the mirfimum standards specified in City Code. <br />Both the public road frontage planting requirements as well as the parking lot landscaping requirements <br />are being satisfied. However, an additional six (6) trees need tO be incorporated into the plan to satisfy. <br />the overall planting requirements of City Code. <br /> <br />A revised landscaping, plan should be submitted that includes the additional trees required under City <br />Code. However, there does appear to be a row of existing trees -along the eastern, property boundary <br />that will-be prese~wed. A survey of those existing trees, including species, siS;~., 'condition and their <br />status (are they going to be preserved) should be submit¢ed. If the existing trees'are deemed significant <br />and will be preserved, they could satisfy the overall planting requirements. However, that <br />determination cannot be made until more detailed in±brmation is submitted. <br /> <br />Finally, there are a couple of points of concern regarding the general location of street trees. First, no <br />trees' can be planted within thirty-five (35) ~'eet of the back of curb of any intersecting street. This is <br />something that will require attention in the field when the trees are installed. Additionally, no tree shall <br />be pianted within fifteen (15) feet of a hydrant.
