I offer the following comments: <br /> <br />General Layout. The preliminary plat is proposing to plat one buildable lot and one outlot. Lot 1, <br />Block l is 1.23 acres (53,675 square feet) in size. The property is bordered by Peridot Street to the <br />east, Sunwood Drive to the.south, R,~xestone Street to the west, and 145th Street to the north. It <br />should be noted that Rhinestone Street and Sunwood Drive are MSA roads. <br /> <br />Zoning: The property is zoned Town Center District and located within sub-district TC-3. <br /> <br />Lot 6'ize. The TC-3 District does not require a minimum lot size. <br /> <br />Lot wMth and Depth. City Code states minimum lot width is 40 feet and m/n/mum lot depth has <br />been. established at 80 feet within the TC-3 Distz/ct. The subject property is proposing a lot width <br />of 298.33 ~'eet and lot depth of 179.92 feet, which exceeds City Code requirements. <br /> <br />Grading Phm: A detailed grading plan will be reviewed at the time the lot develops with <br />commercial uses and is proceeding through site plan review. <br /> <br />Drainage and Utility Easements: The preliminary plat is providing a 10 foot drainage and utility <br />easement along the north and west plat boundary lhxes. The site plan submitted ]tbr the <br />development of the office building on the subject property is showing a zero lot lhxe setback along <br />a portion of the northern plat boundm7 line. It should also be noted tha.t.?parking stalls are being <br />proposed along the western boundary line where the easement is being proposed. The City is not <br />requiring the proposed 10 ~bot drainage and utility easements along the north and west boandmy <br />lines. Drainage and utility easements will be required along City utility lines. <br /> <br />Proposed Commercial Development. The City received a site plan application for the <br />development of Lot 1, Block 1. The site plan is proposing to constln_tct a two story., building <br />equaling 43,168 square feet in size. The site plan for the future o~ce building will be reviewed in <br />conj unction with the prethninm7 plat. <br /> <br />Access: The property will derive one access point fi'oTM Sunwood Drive, which will service <br />both Lot 1 and future development on the outlot.
