The office building is proposing to derive access from Sunwood Drive and 145ta Avenue.
The access off of Sunwood Drive will be a shared access between the office building and
future development on the adjacent outlot. The site plan is showing, two access points
fi'om 145th Avenue. It appears that one of the access points is for an over head garage
door (loading berth). The secondary access fi'om 145th Avenue is not a desired access and
staff is requesting the site plan be revised to relocate the over head garage door. The
appearance of a garage door adjacent to a public street is also not compatible with the
architectural standards discussed in the City Staff Review Letter.

The proposed TC-3 District requires buildings to be 2-3 stories in height. The site Plan is
proposing a two-story office building, which meets requirements. The site plan is also
meeting parking stall requirements. The office building will provide on and off street
parldng spaces to satisfy parking requirements.

The Plarming Commission will be reviewing the Draft Development Guidelines for Town
Center immediately following this case. The draft guidelines establish recommendations
and requirements related to the architecture and design of the site and building. The
Development Guidelines establishes three key sections within the TC-3 District; Public
Realn~'Streetscape, Site Development, and Architecture. The proposed office building
and related site design is meeting the intent statements in the Public Realm/Streetscape,
Site Development, and Architecture with two revisions: 1) remove and relocate the
overhead door located immediately adjacent to 145th Avenue 2) provide an awning or
decorative accent along a portion of the ground level windows. '

Recommendation'

The site plan is meeting the requirements established in City Code (TC-3 District) and the
Development Guidelines, therefore staff is recommending approval of the proposed site
plan contingent upon compliance with City Staff Review Letter dated June 11, 2004.

Commission Action:

Motion to recommend to the City Council approval of the proposed site plan for NAU
Holdings L.L.C contingent upon compliance with Staff Review Letter dated June 11,
2004.

Motion to recommend to the City Council denial of the proposed site p'lan~

Review Cheeldist:
Assistant Community Development Director

PC: 06/16/04

24
