We offer the
t'bllowing comments:

General: The site plan is proposing to develop a two-story, 43,1~68 square-foot office building on Lot
l, Block 1 o~' the proposed Town Center 4th Addition. The subject property is bordered by Sunwood
Drive, Peridot Street, and 145m Avenue.

Zoning: The property is zoned TC-3. The proposed office building is permitted within this district.

Lot Coverage: The new lot to be created as part of the Town Center 4!h Addition plat will be 1.23
acres in size. Th~ proposed building footprint size is 21,584 square feet, which results in 10t coverage
of approximately 40%. The proposed TC-3 District requires a Floor Area Ratio (F.A.R.) of 0.5. On
this particular tot, the F.A.R. requirement would mean that there would have to be 26,837 square feet
of building. The site plan is proposing to develop 43,168 square-feet of office space, or a F.A.R. of
0.80. The site plan exceeds the F.A.R requirement established in tlxe TC-3 district.

Setbacks: The proposed Town Center Zoning District has setback standard.s: based on the principle of
%uild to" lines rather than traditional setbacks. This is especially impo~¢ant f9,~: the front yard since it
is typically where the building presentation relationship is to the street. The setbacks in the TC-3
District have been established as follows: Front; 0-15 feet, Side: 10 foot setback from building to
building, 0 i'oot setback fi'om building to property line, Rear 30 feet. The proPOsed building meets the
required setbacks.

Additional setback discussion: The site plan is proposing tO develop a building that will have a
zero tot tine setback along Sunwood Drive. The preliminary plat. for Sunwood Drive shows 9
tfeet fi'om the back of curb to the property line. The streetscape plan for Sunwood Drive will

2O
