EXHIBIT C <br /> CITY OF RAMSEY <br /> DEVELOPMENT PERMIT <br /> HSHT, LLC <br /> On July 13, 2004, Site Plan approval was granted by the City of Ramsey ("City")to HSHT, LLC <br /> ("Permittee"), whose address is 1036 McKinley Street, Anoka, MN 55303, to construct a 30,240 <br /> square-foot office and warehouse building ("Structure") on the property legally described as <br /> follows <br /> Lot 2, Block 1, Sunfish Lake Business Park Second Addition, Anoka County, Minnesota <br /> the ("Site") <br /> This approval is issued pursuant to §9 03 08 of the City Code The conditions of this approval <br /> are as follows <br /> 1. STRUCTURE.All building plans must be prepared and certified by a registered <br /> engineer or architect <br /> 2. STATE BUILDING CODE COMPLIANCE. The structure shall be constructed in <br /> accordance with the requirements of the State Building Code. <br /> 3. SITE PLAN COMPLIANCE. The Structure shall be constructed on the Site as shown <br /> on the Site Plan prepared by Lampert Architects, dated June 8, 2004, revision dated <br /> , 2004 (the "Site Plan") <br /> 4. REQUIRED IMPROVEMENTS. The Pennittee shall construct and install the <br /> following site improvements on the Site in accordance with the specifications and <br /> location as shown on the Site Plan, Grading Plan, Utility Plan and Landscape Plan The <br /> Required Improvements are as follows <br /> a Site grading in accordance with the Grading, Drainage, Erosion Control and Utility <br /> Plan prepared by Plowe Engineer, dated June 8, 2004, revision dated <br /> , 2004, and City Staff Review Letter dated June 23, 2004 <br /> b Installation of concrete and bituminous driveways and parking lot <br /> c Installation of B-6/12 continuous concrete curbing around the perimeter of all <br /> concrete and/or bituminous surfaces <br /> d Establishment of turf and sod in accordance with the Landscape Plan prepared by <br /> Lampert Architects, dated June 8, 2004, revision dated , 2004 <br /> e Installation of landscaping materials in accordance with the Landscape Plan and in <br /> accordance with the City staff review letter dated June 23, 2004 <br /> (the "Required Improvements)" <br /> 30 <br />
