Commissioner Bauer asked what would be accomplished by requiring another survey to be <br /> completed. <br /> Community Development Director Gladhill reported the survey would assist with the setbacks <br /> and ordinary high watermark. Staff wanted to make sure the layout for the garage was accurate <br /> and that minimum elevations changes were being met. He reported fill could be brought in, in <br /> order to meet the City's elevation standards. <br /> Commissioner VanScoy questioned how deep the lot was. <br /> Community Development Intern Meyers explained the lot was roughly 80 feet deep. <br /> Commissioner VanScoy commented that if the applicant was forced to meet the 50-foot ordinary <br /> high watermark requirements, the proposed garage would have to be placed on the street. <br /> Community Development Director Gladhill reported the lot was closer to 100 feet in depth. <br /> Commissioner Brauer discussed the unique factors within this request and the recommendations <br /> from the EPB. He believed that altering the garage location would vastly impact the neighbor's <br /> sight lines. It was his opinion this lot was oddly shaped and for this reason, he would support <br /> adopting the variance. <br /> Chairperson Levine agreed and thanked Commissioner Brauer for his summarization of the <br /> request. <br /> Motion by Commissioner Bauer, seconded by Commissioner VanScoy, to close the public <br /> hearing. <br /> Motion Carried. Voting Yes: Chairperson Levine, Commissioners Bauer, VanScoy, Andrusko, <br /> Brauer, and Nosan. Voting No: None. Absent: Commissioner Maul. <br /> Chairperson Levine closed the public hearing closed at 7:46 p.m. <br /> Commission Business <br /> Motion by Commissioner Brauer, seconded by Commissioner Bauer, adopt Resolution 916-06- <br /> 105 approving the Findings of Fact, amending paragraph#15 to ensure preservation of trees so as <br /> to provide a buffer for the neighbors; paragraph 913 requiring the applicant to complete an <br /> additional survey and be allowed to bring in fill to meet the City's requirements; and noting the <br /> terrain and existing trees prevent the garage from being located closer to the house. <br /> Further discussion <br /> Planning Commission/June 2, 2016 <br /> Page 5 of 7 <br />
