15. That the aggregate extraction and asphalt operations would increase <br />traffic into the area by approximately 2,250 trucks per montt~. <br /> <br />16. That the aggregate extraction and asphalt operations will greatly <br />increase the traffic to the subject property and surrounding area. <br /> <br />17. That access to the site is from County Roads #116 and #56. <br /> <br />18. That the aggregate extraction and asphalt operations will be <br />detrimental to persons residing in the vicinity of such use in that the <br />operations will generate a significant incrase in traffic to the area. <br /> <br />19. That the aggregate extraction and asphalt operations will substantially <br />adversely impair the enjoyment of surrounding properties, especially the <br />adjacent residential property, due to increased traffic to the area. <br /> <br />20, ~nat the aggregate extraction and asphalt operations will not be in <br />accordance with specific objectives of the Comprehensive Plan regarding <br />compatibility of adjacent residential and industrial uses. <br /> <br />21. That the proposed asphalt operation will not be constructed so that it <br />will be harmonious and appropriate in appearance with the intended <br />character of the vicinity in that the plant will have silos which exceed <br />the height restrictions of the City Code and of structures on adjacent <br />properties. <br /> <br />22. That the aggregate extraction operation will be temporary in nature. <br /> <br />23. That the traffic generated by the aggregate extraction operation will <br />be disturbing for a temporary period to neighboring uses. <br /> <br />24. That the asphalt plant will generate increased traffic in the area <br />which will be disturbing to neighboring uses. <br /> <br />25. That neither the aggregate extraction or the asphalt plant operations <br />will be a substantial improvement to property in the immediate vicinity. <br /> <br />26. That the aggregate extraction and asphalt operations will be served <br />adequately by essential public facilities such as County Roads #I16 and <br />~56. <br /> <br />27. That the aggregate extraction and asphalt operations .will not create <br />excessive additional requirements at public cost for public <br />facilities. <br /> <br />28. That the aggregate extraction operation will not involve activities <br />that will be permanently detrimental to persons or property in the <br />vicinity. <br /> <br />29. That the increased traffic to the area generated by the asphalt <br />operation will be detrimental to persons adjacent to the subject <br />property. <br /> <br />30. That the aggregate extraction and asphalt plant operations will not be <br />consistent with the intent and purposes of the Zoning Chapter relating to <br />compatibility of various uses within and between zoning districts. <br /> <br />- 2 - <br /> <br /> <br />
