REQUEST FOR A METES AND BOUNDS SUBDIVISION;
CASE OF 1~. GARNETT PETTERSEN
By: Co~nnunity Development Director Anne Norris

CASE $6:

Background:

Mr. Garnett Pettersen is requesting a metes and bounds subdivision of his
property located on the east side of County Road #56. Mr. Pettersen
currently owns three parcels totalling approximately I1 acres and would
like to create four parcels. One of the parcels has frontage on County
Road ~56; Mr. Pettersen is proposing access to the other lots with a
private 33' driveway easement. The proposed subdivision would leave the
existing one acre parcel where Mr. Pettersen's home is located and would
create two 3.75 acre parcels and one 2.5 acre parcel. Mr. Pettersen's
property is located in the R-1R Rural Residential District; The minimum
lot size is 2.5 acres.

For your information, the following items are enclosed:

a) Site location map
b) Existing parcels
c) Proposed subdivision

Observations:

In the past, the Commission has directed requests for metes and bounds
subdivisions to go through the platting process.

As only one of the lots would have street frontage and that is on County
Road #56, the Commission may wish to suggest that Mr. Pettersen subdivide
the property with a street to provide street frontage for all lots.

Recommendation:

Commission Action:

Will be based on your discussion with Mr. Pettersen.

Review Checklist:

Administrator
Attorney
Engineer
Community Development Director

Chief of Police
Finance Officer
Public Works Superintendent
Other
