ARTICLE III. <br /> <br />ARCHITECTURAL CONTROL <br /> <br /> Section 1. Structures. No building, fence, wall, or other structure <br />shall be commenced, erected or maintained upon the Properties, nor shall any <br />exterior addition to, or change or alteration therein be made until the plans <br />and specifications showing the nature, kind, shape, height, materials, size <br />and location of the same shall have been submitted to and approved in writing <br />as to harmony of external design, size and location in relation to surrounding <br />structures and topography by the Board of Directors of the Association, or by <br />an architectural committee composed of three (3) or more representatives <br />appointed by the Board. <br /> <br /> Section 2. Approval. In the event said Board of Directors, or its <br />designated architectural committee fails to approve or disapprove such design <br />and location, or planting, of any item as described in Section I above, within <br />30 days after said plans and specifications have been submitted to it, ap- <br />proval will not be required and this Article will be deemed to have been fully <br />complied with. <br /> <br />ARTICLE IV. <br /> <br />SNOWPLOWING AND DRIVEWAY MAINTENANCE <br /> <br /> Section 1. The adjoining Property Owners shall provide snowplowing and <br />driveway maintenance upon each Private Common Driveway. <br /> <br /> Section 2. Right to Contribution Runs with Land. The right of any Owner <br />to contribution from any other Owner under this Article shall be appurtenant <br />to the land and shall pass to such Owner's successors in title. <br /> <br />ARTICLE V. <br /> <br />ADDITIONAL RESTRICTIONS <br /> <br /> A. All Lots shall be approximately 2-1/2 acres in size. Lots are to be <br />split between the residential and commercial/industrial uses. All Lots shall <br />be split similarly. The entire Lot shall remain in the control of one Party <br />unless otherwise approved by the Ramsey City Council. The northern 200 feet <br />of each Lot shall be for residential use only and the remainder of the Lot <br />shall be for commercial/industrial use only. <br /> <br /> B. Residential structures may be constructed immediately adjacent to <br />commercial/industrial uses on any Lot, provided construction meets the build- <br />ing and fire codes and the appropriate side yards are maintained. Any office <br />shall be required to be on the rear portion of any Lot but may connect direct- <br />ly to the residential structure. <br /> <br /> <br />
