C. The planned unit development shall be developed using common entries <br />between every alternating Lots where practicable. All common drives shall be <br />a minimum of forty (40) feet wide, twenty (20) feet on each side of the <br />Property line. All common drives shall be blacktopped. A minimum of 12 feet <br />on each side of Property line for a total of 24 feet in width and 50 feet in <br />length. <br /> <br /> D. All structures shall meet the specifications of the City and State <br />codes regarding uses and construction of structure. <br /> <br /> E. All security lighting shall be positioned so as to deflect light away <br />from adjoining residential districts or public streets. <br /> <br /> F. Three (3) rows of coniferous trees shall be planted between the <br />residential and commercial/industrial uses staggered a maximum of 12 feet <br />apart. The intent of this is to ultimately provide screening between the <br />residential and commercial/industrial uses. Trees shall be planted prior to <br />building occupancy and shall be maintained by Property Owner. <br /> <br /> G. No animals, livestock or poultry of any kind shall be raised, bred or <br />kept on any Lot except that dogs, cats or other household pets may be kept. <br /> <br /> H. No Lot shall be used or maintained as a dumping ground for rubbish, <br />trash, garbage or other waste. Garbage, rubbish and trash shall not be kept <br />on said premises except in sanitary containers. All incinerators or other <br />equipment used or kept for the storage or disposal of such material shall be <br />kept in a clean and sanitary condition. <br /> <br /> I. No noxious or offensive activity shall be carried on upon any Lot nor <br />shall anything be done thereon which may be or may become an annoyance or <br />nuisance to the neighborhood. <br /> <br /> J. No structure of a temporary character, trailer, basement, tent, <br />shack, garage, barn or other building or a motor home shall be used on any Lot <br />at any time as a residence, either temporarily or permanently. <br /> <br /> K. No junk vehicle as defined in Minnesota Statures Section 1680.02 <br />shall be permitted to remain upon the Private Common Driveways or residential <br />portion of Lot. The Association shall have the right to remove any such <br />vehicle form such areas at any time, and assess the costs of such removal <br />against the Lot which is owned or occupied by the person in control or pos- <br />session of such vehicle. <br /> <br />L. No residence shall be constructed upon any Lot containing less than a <br />minimum area of ~ square feet on the ground floor (grade level), exclusive <br />of garage; except that a two-story residence sh~ll contain a minimum of <br />square feet on the ground floor (grade-level) and square feet on ~ <br />second floor, exclusive of garage. A double garage containing a minimum of <br />400 square feet shall be constructed with each residence. <br /> <br /> <br />
