M. All signs shall be uniform in shape, color and size. All signs must <br />be 18" long by 72" wide and shall include the business name and street number. <br />The base of the sign shall be five (5) feet above the ground. All signs shall <br />be of wood. The developer shall be responsible for providing a prototype of <br />the permitted sign. Property Owners are responsible for properly maintaining <br />their sign. Signs shall be located on the common driveway easement and shall <br />not be permitted on the street right-of-way. Signs shall be located five (5} <br />feet from the public right-of-way line and within five (5) feet of the common <br />driveway right-of-way. <br /> <br /> N. All commercial/industrial structures shall require site plan review <br />and approval by the City. This requirement includes a site plan noting <br />screening, landscaping, access, parking, drainage, etc. <br /> <br /> O. No operation shall be conducted from the planned unit development <br />which creates noise, odors, vibrations, smoke, glare, air pollution, dangerous <br />wastes or other nuisances in excess of those permitted in the City's standards. <br /> <br /> P. Any outside storage related to the commercial/industrial activity <br />shall be located only on the commercial/industrial use. All outside storage <br />shall be 'reviewed during the site plan'review process. All outside.storage <br />shall be screened with at least a six (6) foot high opaque fence. The storage <br />shall be screened from the adjacent residential properties. <br /> <br /> Q. All commercial/industrial operations in the planned unit development <br />shall have no more than ten (10} employees per shift. <br /> <br /> R. Permitted businesses in the planned unit development shall include <br />service and/or industrially oriented operations. <br /> <br />S. No parking shall be permitted on the common driveway or City street. <br /> <br /> T. Parking on the residential portion shall be for residential uses <br />only. Parking of vehicles related to the commercial/industrial use shall be <br />located on the commercial/industrial portion of the property. <br /> <br />ARTICLE VI. <br /> <br />EASEMENTS <br /> <br /> Section 1. In addition to the covenants, restrictions and conditions of <br />Article V. concerning architectural and exterior controls, all living units <br />and Lots shall be subject to easements and covenants hereinafter specifically <br />described for the benefit of the Properties or for the limited benefit of <br />specified adjoining Lots, all as more fully set forth hereinafter in this <br />Article. <br /> <br /> Section 2. Driveway Easements. Declarant has, or will by separate <br />Declaration, establish limited private common driveway easements for ingress <br />and egress to and from each of the Lots served by such driveways. Maintenance <br />of such driveways shall be performed by the adjoining Property Owners. <br /> <br /> <br />
