375:117, Subd. <br />(Rev. 1983) <br /> <br />(F) <br /> <br />The Planntng Con~tsslon shall consider the <br />Development's compliance wtth all applicable <br />Ordinance Development Regulations and possible <br />adverse effects of the proposed development. [ts <br />Judgement shall be based upon (but not be ltmtted to) <br />the following factors: <br /> <br />The proposed development has been considered <br />tn relation to the spectftc pollcies and <br />provisions of and has been found to be <br />consistent wtth the offtctal City <br />Comprehensive Land Use Plan. <br /> <br />(ii) <br /> <br />(iii) <br /> <br />The proposed use ts or wtll be compatible wtth <br />present and future l~nd uses of the area. <br /> <br />The proposed use conforms with all performance <br />standards contained herein. <br /> <br />(G) <br /> <br />(iv) The proposed use wtll not tend to or actually <br /> depreciate the area.in which it is proposed. <br /> <br />(v) <br /> <br />The proposed use can be accommodated with <br />existing public services and will not <br />overburden the City's service capacity. <br /> <br />The P]anntng Co~mtsslon and City Staff shall ha~e the <br />authority to request additional information from the <br />applicant concerning operational factors or to retain <br />expert testimony with the consent and at the expense <br />of the applicant concerning operational factors; said <br />information to be declared necessary to establish <br />performance conditions in relation to all pertinent <br />sections of this Ordinance. <br /> <br />The Planning Commission shall make a recommendation <br />of approval or denial on the Final Site Plan to the <br />City Council within sixty (60) days of the date of <br />the initial Planning Commission Meeting at which the <br />case was heard. <br /> <br />(t) <br /> <br />The Planning Commission shall recommend such <br />actions or conditions relating to the request <br />as they deem necessary to carry out the intent <br />and purpose of this Ordinance. <br /> <br />(ii) Such recomnendatton shall be in writing and be <br /> accompanied by the report and recommendation <br /> of the City Staff. <br /> <br /> <br />
