PROPOSED FINDINGS OF FACT <br /> BLUE ~X <br /> <br />1. That Construction Consultants, representing Blue Bax, hereinafter <br />referred to as "Applicant", has properly applied for a conditional use <br />permit to construct and operate a manufacturing and retail facility in the <br />B-1 Business District. <br /> <br />2. ~le Applicant appeared before the Planning and Zoning Commission for a <br />public hearing pursuant to Section 170.013D of the City Code on February 3, <br />].987 and said public hearing was properly advertised and minutes of that <br />public hearing are hereby incorporated by reference. <br /> <br />3. That the subject property is generally known as 7950 Riverdale Road <br />N.W. and is legally described as follc~vs: <br /> <br />Lot 3, Block 5, Alpaca Estates, Anoka County, ~nnesota <br /> <br />4. That the subject property is located in the B-1 Business District and <br />permitted uses include retail, business off,ices, wholesale, etc. <br /> <br />5. That the Applicant is proposing to construct a 10,000 square foot facility <br />to be used for office, retail and manufacturing of canvas covers. <br /> <br />6. The Applicant is requesting a conditional use permit for a manufacturing <br />operation from the subject property. <br /> <br />7. That the Applicant is proposing to utilize at least 3,000 square feet <br />of the proposed structure for retail and office space. <br /> <br />8. That the office and retail space is a permitted use in the B-1 Business <br />District. <br /> <br />9. 5hat the adjoining properties are zoned B-1 Business. <br /> <br />10. That the proposed use will not significantly increase traffic into the <br />area. <br /> <br />11. That the proposed use will not be dangerous or detrimental to persons <br />residing or working in the vicinity of the proposeduse. <br /> <br />12. That the proposed use will not substantially or adversely impair the <br />use, enjoyment or market value of surrounding properties in the B-1 <br />B~iness District. <br /> <br />13. That the proposed use will be harmonious with and in accordance with <br />the specific objectives of the Comprehensive Plan. <br /> <br />14. That the proposed use will be designed, constructed, operated and <br />~maintained in order to be harmonious and appropriate in appearance with the <br />existing and intended character of the B-1 Business District and the <br />proposed use will not change the essential character of the B-1 Business <br />District. <br /> <br /> <br />
