PROPOSED COVENANTS AND ~CTIONS <br /> PLANNED UNIT DEVELOPMENT <br /> <br />~e following are proposed covenants and restrictions for that <br />property legally described as follows: <br /> <br />The North Half of the Northeast Quarter of Section 28, <br />Township 32, Range 25, Anoka County, Minnesota, except the <br />South 609 feet of the East 650 feet thereof, and except the <br />North 33 feet thereof, and excepting that part thereof <br />contained in Anoka County Highway right-of-wa Plat No. 16 <br />(County Road 56). <br /> <br />1. All lots in the planned unit development shall be subject to <br /> the~ covenants and restrictions. <br /> <br />w <br /> <br />All lots shall be approximately 2-1/2 acres in size. Lots <br />are to be split between the residential and <br />commercial/industrial uses. All lots shall be split <br />similarly. The entire lot shall remain in the control of one <br />party unless otherwise approved by the Ramsey City Council. <br />The northern 200 feet of each lot shall be for residential <br />use only and the remainder of the lot shall be for <br />commercial/industrial use only. <br /> <br />Residential structures may be constructed immediately <br />adjacent to commercial/industrial uses on any lot, provided <br />construction meets the building and fire codes and the <br />appropriate side yards are maintained. Any office shall be <br />required to be on the rear portion of any lot but may <br />connected directly to the residential structure. <br /> <br />The planned unit development shall be developed using common <br />entries between every alternating lots where practicable. <br />All common drives shall be a minimum of forty (40) feet wide, <br />t~wenty (20) feet on each side of the centerline. All common <br />drives shall be blacktopped. <br /> <br />5. Ail structures shall meet the specifications of the City and <br /> State codes regarding uses and construction of structure. <br /> <br />Ail security lighting shall be positioned so as to deflect <br />light away from adjoining residential districts or public <br />streets. <br /> <br />Three (3) rows of trees shall be planted between the <br />residential and commercial/industrial uses staggered a <br />maximum of 12 feet apart. The intent of this is to <br />ultimately provide screening between the residential and <br />commercial/industrial uses. Trees shall be planted upon <br />purchase of property and shall be maintained by property <br />owne r. <br /> <br /> <br />
