All signs shall be uniform in shape, color and size. All <br />signs must be 18" long by 72" wide and shall include the <br />business name and street number. The base of the sign shall <br />be five (5) feet above the ground. All signs shall be of <br />routed wood. The developer shall be responsible for <br />providing a prototype of the permitted sign. Property owners <br />are responsible for properly maintaining their sign. Signs <br />shall be located on the common driveway easement and shall <br />not be pen, itted on the street right-of-way. Signs shall be <br />located five (5) feet from the northern property line and <br />within five (5) feet of the common driveway right-of-way. <br /> <br />All commercial/industrial structures shall require site plan <br />review and approval by the City. This requirement includes <br />a site plan noting screening, landscaping, access, parking, <br />drainage, etc. <br /> <br />10. No operation shall be conducted from the planned unit <br /> development which creates noise, odors, vibrations, smoke, <br /> glare, air pollution, dangerous wastes or other nuisances in <br /> excess of those peL~itted in the City's standards. <br /> <br />11. Any outside storage related to the commercial/industrial <br /> activity shall be located only on the commercial/industrial <br /> use. All outside storage shall be reviewed during the site <br /> plan review process. All outside storage shall be screened <br /> with at least a six (6) foot high opaque fence. The storage <br /> shall be screened so that it is not visible from the street <br /> and adjacent properties. <br /> <br />12.'All commercial/industrial operations in the planned unit <br /> develoument shall have no more than ten (10) employees per <br /> shift. <br /> <br />13. Permitted businesses in the planned unit development shall <br /> include service and/or industrially oriented operations. <br /> <br />14. No parking shall be permitted on the co~unon driveway or City <br /> street. <br /> <br />]5. Parking on the residential portion shall be for residential <br /> uses only. Parking of vehicles related to the <br /> commercial/industrial use shall be located on the <br /> commercial/industrail portion of the property. <br /> <br />The above covenants and restrictions shall be recorded in the <br />office of the Anoka County Recorder and shall be binding on <br />(~,~ers and their heirs or assigns. <br /> <br /> <br />
