PROPOSED ~S AND ~CTIONS <br /> PLANNED UNIT DEVELOPMENT <br /> <br />The following are proposed covenants and restrictions for that <br />property legally described as follows: <br /> <br />The North Half of the Northeast Quarter of Section 28, <br />Township 32, Range 25, Anoka County, Minnesota, except the <br />South 609 feet of the East 650 feet thereof, and except the <br />North 33 feet thereof, and excepting that part thereof <br />contained in Anoka County Highway right-of-wa Plat No. 16 <br />(County Road 56). <br /> <br />1. All lots in the planned unit development shall be subject to <br /> these covenants and restrictions. <br /> <br />All lots shall be approximately 2-1/2 acres in size. Lots <br />are to be split between the residential and <br />commercial/industrial uses. All lots shall be split <br />similarly. The entire lot shall remain in the control of one <br />party unless otherwise approved by the Ramsey City Council. <br />The residential use shall be on the front portion of the lot <br />and the commercial/industrial use shall take place only on <br />the rear portion of the lot. <br /> <br />A zero lot line shall be permitted between residential and <br />commercial/industrial uses on any lot, provided construction <br />meets the building and fire codes. Any office shall be <br />required to be on the rear portion of any lot but may <br />connected directly to the residential structure. <br /> <br />4. The planned unit development shall be developed using common <br /> entires between every alternating lots where practicable. <br /> <br />All structures shall meet the specifications of the City <br />Code according to use of structure. All commercial and <br />industrial structures are subject to the site plan review <br />process. <br /> <br />Any security lighting shall be positioned in such a manner as <br />to not create a nuisance to adjoining lots. Such lighting <br />shall be arranged to deflect light away from adjoining <br />properties. <br /> <br />Three (3) rows of trees shall be planted between the <br />residential and commercial/industrial uses staggered a <br />maximum of 12 feet apart. <br /> <br />Each lot may be permitted one entrance sign not to exceed 12 <br />square feet. All signs in the planned unit development shall <br />be uniform in shape and color. <br /> <br /> <br />
