All commercial/industrial structures shall require site plan <br />review and approval by the City. This requirement includes <br />a site plan noting screening, landscaping, access, 'parking, <br />drainage, etc. <br /> <br />10. No operation shall be conducted from the planned unit <br /> development which creates noise, odors, vibrations, smoke, <br /> glare, air pollution, dangerous wastes or other nuisances as <br /> defined by the City's standards. <br /> <br />11. The front portion of the lots in the planned unit development <br /> shall be solely for residential lots and the rear portion of <br /> the lots shall be solely for commercial/industrial use. <br /> <br />12. Any outside storage related to the commercial/industrial <br /> activity shall be located on the rear. portion of the lot and <br /> shall be screened according to the City's specifications. <br /> Any open storage of vehicle parts, partially .disassembled <br /> vehicles, unlicensed vehicles or salvage materials used in <br /> business operating from the premises shall be in enclosed <br /> area or building. <br /> <br />13. All commercial/industrial operations in the planned unit <br /> development shall have no more than ten (10) employees per <br /> shift. <br /> <br />14. Permitted businesses in the planned unit development shall <br /> include service and/or industrially oriented operations. <br /> However, incidental retail business may be permitted as part <br /> of a principal service/industrial operation. <br /> <br />The above covenants and restrictions shall be recorded in the <br />office of the Anoka County Recorder and shall be binding on <br />cwners and their heirs or assigns. <br /> <br /> <br />
