Hakanson
Anderson
Assoc.,Inc.

En,~lneers, Surveyors &
Landscape Architects

December 29, 1986

Mr. Kenneth Peterson, Chairman
Ramsey Planning and Zoning Commission
City of Ramsey
15157 Nowthen Blvd. N.W.
Ramsey, MN 55303

Re:

Preliminary Plat
Now and Then Estates

Dear Mr. Peterson:

We have reviewed the above referenced planned unit development in
conjunction with City Code Chapters 170.016 and 170.03 and offer
the following comments:

The proposed plat consists of 14 single family lots with a
minimum area of 2.5 acres per lot including the street. The
overall density is one lot per 2.62 acres.

In review of the required plat data in City Code 170.037, the
proposed plat lacked the following information:

Se

Soil borings and soil classification of the surface
soils.

b. Square footage of the proposed lots.

c. A tentative plan for future subdivision of the plat.

d. Statement on source of water and sewage disposal system.

In review of the Anoka County Soil Survey, the soils in the
plat consists of Anoka sands and Dalbo silt loam. Article
170.043A states that both Anoka sand and Dalbo silt loam may be
found to meet the criteria of Class I land, with the watertable
greater than six (6) feet below the surface throughout the year.
However, the Anoka County Soil Survey states that watertable
of Dalbo silt loam varies from 3 to 6 feet. Therefore, soil
borings must be provided to determine if the proposed lots are
buildable.

222 Monroe Street
Anoka, Minnesota 55303

612/4Z7-5860

Eugene J.
