Mr. Kenneth Peterson <br />December 29, 1986 <br />Page Two <br /> <br />In review of drainage, the drainage plan states that the 24 <br />hour - 100 year storm would pond water to an elevation of 882.5. <br />Calculations should be provided to verify this elevation. <br />have estimated that a 100 year snow melt would exceed the <br />elevation of 882.5. Also providing only two feet of freeboard <br />for the basement elevations is not consistent with the City <br />Code. The City Code states that the'lowest floor should be at <br />least three feet above the highest known water level. <br />Additional drainage easements should also be provided across <br />Lots 1 and 2, Block 3. <br /> <br />In review of the street plans, the following information should <br />be revised or provided: <br /> <br />The temporary cul-de-sacs should be shown to be <br />constructed and paved. <br /> <br />The 12" culvert should be changed to a 15" culvert as <br />required by the City Code. <br /> <br />Horizontal curve data should be provided for Garnet <br />Street. <br /> <br />dj <br /> <br />The typical cross section must be changed to provide a <br />31 feet wide street versus a 26 feet wide street and a <br />detail of the curb should be provided. <br /> <br />e. Radii at the street intersections should be shown. <br /> <br />fe <br /> <br />Specifications for the construction and restoration <br />should be provided. <br /> <br />In review of street access, 167th Avenue is a Municipal State <br />Aid Street. Therefore, access to Lot 5, Block 2 would require <br />a variance. The City is proposing to review the MSAS system <br />early in 1987. If 167th Avenue is deleted from the State Aid <br />Street System, the method of payment for upgrading 167th Avenue <br />should be determined. <br /> <br />The 168th Avenue N.W. cul-de-sac exceeds the maximum of 600 <br />feet and will require a variance if it is constructed as <br />proposed. <br /> <br /> <br />
