Calculations should be provided to verify this elevation. have estimated that a 100 year snow melt would exceed the elevation of 882.5. Also providing only two feet of freeboard for the basement elevations is not consistent with the City Code. The City Code states that the'lowest floor should be at least three feet above the highest known water level. Additional drainage easements should also be provided across Lots 1 and 2, Block 3. In review of the street plans, the following information should be revised or provided: The temporary cul-de-sacs should be shown to be constructed and paved. The 12" culvert should be changed to a 15" culvert as required by the City Code. Horizontal curve data should be provided for Garnet Street. dj The typical cross section must be changed to provide a 31 feet wide street versus a 26 feet wide street and a detail of the curb should be provided. e. Radii at the street intersections should be shown. fe Specifications for the construction and restoration should be provided. In review of street access, 167th Avenue is a Municipal State Aid Street. Therefore, access to Lot 5, Block 2 would require a variance. The City is proposing to review the MSAS system early in 1987. If 167th Avenue is deleted from the State Aid Street System, the method of payment for upgrading 167th Avenue should be determined. The 168th Avenue N.W. cul-de-sac exceeds the maximum of 600 feet and will require a variance if it is constructed as proposed.
