Voting No: None. <br /> <br />Case #I7: Request for Preliminary Site Plan Review of NAU Holdings L.L.C.; Case of <br /> Sharp and Associates <br />Assistant Community Development Director Trudgeon explained Sharp and Associates <br />submitted a site plan to construct a two-story, 43,168 square-foot office building on Lot 1, Block <br />I Town Center 4th Addition. The grading, drainage, and utility plans will need to be revised in <br />accordance with the Staff Review Letter dated June 11, 2004, revised June 18, 2004. The revised <br />landscaping plan is acceptable. The office building is proposing to derive access from Sunwood <br />Drive and 145"~ Avenue. The access off of Sunwood Drive will be a shared access between the <br />office building and future development on the adjacent outlot. The proposed TC-3 District <br />requires buildings to be two to three stories in height. The site plan is proposing a two-store <br />office building, which meets requirements. The site plan is also meeting parking space <br />requirements. The office building will provide on and off street parking spaces to satisfy parking <br />requirements. The proposed office building and related site layout meets the guidelines <br />established in the three key sections within the TC-3 District; Public Realm/Streetscape, Site <br />Development, and Architecture. <br /> <br />Assistant Community Development Director Trudgeon advised the Planning Commission <br />reviewed the site plan on June 17, 2004. The applicant provided a revised site plan to the <br />Planning Commission reflecting comments in the Staff Review Letter. The overhead door was <br />relocated fi~rther away from the intersection of 145th Avenue and Peridot Street as directed by <br />staff. The applicant also stated that they will paint the overhead door to match the overall <br />building color scheme. The overhead garage door area is intended to be utilized for storing <br />refuse containers and occasionally LIPS deliveries will enter through this access. The purpose of <br />the access m~d overhead door is not designed or intended to be utilized as a loading berth. The <br />site plan was also revised to provide lentils along the ground level windows. The proposed <br />lentils will provide an added dimension to the already high quality building. The Planning <br />Commission recommended approval of the site plan contingent upon compliance with City Staff <br /> <br />City Council/June 22, 2004 <br />Page 25 of 32 <br /> <br /> <br />
