Review Letter dated June 11, 2004, revised June 18, 2004 and approval of the plat of Ramsey <br />Town Center 4th Addition. <br /> <br />Councihnember Kurak asked if these buildings will be similar to the buildings on Sunfish Lake <br />Boulevard. <br /> <br />Mr. Sharp responded in the affirmative. <br /> <br />Councihnember Elvig thanked Mr. Deal and Mr. Sharp for the projects they have put together in <br />Ramsey. <br /> <br />Motion by Councilmember Elvig, seconded by Councilmember Cook, to approve the preliminary <br />site plan for NAU Holdings L.L.C. contingent upon compliance with Staff Review Letter dated <br />June l l, 2004, revised June 18, 2004 and approval of the plat of Ramsey Town Center 4th <br />Addition. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Elvig, Cook, Kurak, Pearson, <br />Strommen, and Zimmennan. Voting No: None. <br /> <br />Case #18: Request for Final Plat Approval of Alpine Woods; Case of Oakwood Land <br /> Development <br />Assistant Community Development Director Trudgeon explained Oakwood Land Development <br />has applied for final plat approval to create a total of 27 urban single-family lots on six existing <br />parcels generally located on Sunfish Lake Boulevard and 153rd Lane NW. There are a total of <br />five existing homes on the subject property; four will remain after development. On April 27, <br />2004, the City Council approved a Comprehensive Plan Amendment to change the subject <br />property's land use designation from Rural Developing to Low Density Residential. Staff has <br />received notice that the Metropolitan Council has also approved the amendment. All the <br />proposed lots meet urban single-family standards for lot width, size, and frontage on a public <br />road. The total net density is currently 0.3 units per acre, and will be 1.55 units per acre under <br />the proposed development. The grading, drainage, utility, and street plans are generally <br />acceptable subject to the points raised in the Staff Review Letter dated June 18, 2004. The <br />proposed plat will gain access from 153''d Lane NW and Sunfish Lake Boulevard. The Sunfish <br />Lake Boulevard access will line up with the new access being created for the Alpine Acres <br />development on the east side of Sunfish Lake Boulevard. The proposal also provides for a future <br />connection to the remainder of High Point 2nd Addition to the north and a stub street to serve the <br />lots in the southeastern portion of the plat should they redevelop in the future. The developer is <br />in the process of acquiring an easement from the property owner to the north to accommodate the <br />installation of utilities and a temporary cul-de-sac; staff is also recommending that Lot 1, Bock 3 <br />be platted as an outlot to accommodate the temporary cul-de-sac. <br /> <br />Assistant Community Development Director Trudgeon advised that the submitted tree <br />preservation plan shows that 1,195 of 1,792 trees on the site will be preserved. The submitted <br />landscaping plan does not fully meet the density transition requirements in City Code on Lots 1, <br />2, 3, and 4 of Block 1, Lot 2 of Block 2, Lot 2 of Block 3, Lots 8-10 of Block 4, and Lot 1 of <br /> <br />City Council/June 22, 2004 <br />Page 26 of 32 <br /> <br /> <br />
