PROPOSED FINDINGS OF FACT <br />FIR. RICHARD DREHER OF RIVERSBEND ASSOCIATES PARTNERSHIP <br /> <br />1. That Mr. Richard Dreher of Riversbend Associates Partnership, <br />hereinafter referred to as "Applicant", has property applied for a Board of <br />Adjustment variance from Section 170.05 of the Ramsey City Code regarding <br />size of identification signs in commercial areas. <br /> <br />2. That the Applicant appeared before the Board of Adjustment for a public <br />hearing pursuant to Section 170.013G of the Ramsey City Code on September <br />24, 1987 and that said public hearing was properly advertised and the <br />minutes of said public hearing are hereby incorporated as part of these <br />findings by reference. <br /> <br />3. That the subject property is generally known as 14051 St. Francis <br />Boulevard N.W. and is legally described as follows: <br /> <br />Lot 1, Block 1, River's Bend Plaza, Anoka County, Minnesota. <br /> <br />4. That the subject property is located in the PUD Planned Unit <br />Development district and is approximately 1.7 acres in size. <br /> <br />5. That the Applicant is proposing to construct a 182 square foot <br />identification sign for the strip commercial center under construction on <br />the subject property. <br /> <br />6. That Section 170.05 of the City Code permits a maximum of 100 square <br />foot identification signs in commercial areas. <br /> <br />7. That the Applicant has stated that the sign will advertise many <br />businesses within the shopping center rather than just one business. <br /> <br />8. That the Applicant has stated that such variance is necessary in order <br />to properly advertise the shopping center. <br /> <br />9. That the Applicant has stated that there are special conditions <br />applying to the subject property, namely, that the subject property is <br />bounded on two sides by major thoroughfares - St. Francis Boulevard and <br />proposed County Road 116 and that the sign will advertise all tenants in <br />the shopping center, that do not apply generally to other properties in the <br />area. <br /> <br />10. That if granted, the variance will not grant the Applicant any special <br />privileges that are denied by the City Code to other properties in the <br />area. <br /> <br />11. <br /> <br />12. <br /> <br />13. <br /> <br /> <br />
