PROPOSED FINDINGS OF FACT <br />MR. AND MRS. BRUNO BRETTSC~{NEIDER <br /> <br />1. That Mr. and Mrs. Bruno Brettschneider, hereinafter referred to as <br />"Applicants", have properly applied for a Board of Adjustment variance from <br />Section 170.016B of the City Code regarding required rear yard setback° <br /> <br />2. That the Applicants appeared before the Ramsey Board of Adjustment for <br />a public hearing pursuant to Section 170.013G of the Ramsey City Code on <br />October 22, 1987 and that said public hearing was properly advertised and <br />the minutes of said public hearing are hereby incorporated as part of these <br />findings by reference. <br /> <br />3. That the subject property is generally known as 14884 Waco Street N.W. <br />and is legally described as follows: <br /> <br />Lot 1, Block 3, River's Bend, Anoka County, Minnesota. <br /> <br />4. That the subject property is located in the R-1U Urban Residential <br />district and is approximately 13,900 square feet in size. <br /> <br />5. That the adjacent properties to the east, south and west are also <br />located in the R-1U Urban Residential district. <br /> <br />6. That Section 170.016B of the City Code requires a rear yard setback of <br />35 feet. <br /> <br />7. That the Applicants are requesting a variance to construct a 12' x 14' <br />porch which will leave a rear yard of approximately 28 feet. <br /> <br />8. That the Applicants are requesting of variance of approximately 7 feet <br />from the required 35 foot rear yard setback. <br /> <br />9. That if granted, the variance will not be materially detrimental to the <br />purposes of the zoning chapter. <br /> <br />10.
