PROPOSED FINDINGS OF FACT ~ <br />MR. GARY DITSCHLER OF RAMSEY CARPET CO. <br /> <br />1. That Mr. Gary Ditschler of Ramsey Carpet Co., hereinafter referred to <br />as "Applicant", has properly applied for a Board of Adjustment variance <br />from 170.05 of the Ramsey City Code regarding sign ~ize. <br /> <br />2. That the Applicant appeared before the Ramsey Board of Adjustment for a <br />public hearing pursuant to Section 170.013G of the Ramsey City Code on <br />October 22, 1987 and that said public hearing was properly advertised and <br />the minutes of said public hearing are hereby incorporated as part of these <br />findings by reference. <br /> <br />3. That the subject property is generally known as 5924 167th Avenue N.W. <br />and is legally described as follows: <br /> <br />That part of the Southwest Quarter of the Southeast Quarter of Section <br />11, Township 32, Range 25, Anoka County, Minnesota, described as <br />follows: Beginning at the Northwest corner of said Southwest Quarter <br />of the Southeast Quarter then South along the West line of said <br />Southwest Quarter of the Southeast Quarter a distance of 331.3 feet, <br />then East parallel with the North line. of said Southwest Quarter of <br />the Southeast Quarter to the centerline of State Trunk Highway No. 47, <br />then Northerly along said centerline of highway to the North line of <br />said Southwest Quarter of the Southeast Quarter then West along the <br />North line of said Southwest Quarter of the Southeast Quarter to the <br />point of beginning. <br /> <br />-and- <br /> <br />The South 94.99 feet of the North 426.29 feet (as measured along the <br />west line) of the part of the Southwest Quarter of the Southeast <br />Quarter of Section 11, Township 32, P~nge 25, Anoka County, Minnesota, <br />lying westerly of the centerline of Trunk Highway No. 47 except road <br />subject to easement of record. <br /> <br />4. That the subject property is located in the P~ Rural Business district <br /> and is approximately 6 acres in size. <br /> <br />5. That the subject property is the site of a 20,000 square foot <br />commercial/retail strip shopping center. <br /> <br />6. That Section 170.055C of the City Code specifies that wall or roof <br />signs shall not exceed fifteen per cent (15%) of the total wall area of <br />that wall. <br /> <br />7. That according to City Code, the total amount of permitted wall signage <br />on the north side of the shopping center is 285 square feet. <br /> <br />8. That City staff has prorated the maximum amount of signage for each <br />store/space within the shopping center; this formula allocates .048 square <br />feet of sign for each square feet of wall area. <br /> <br />9. That the Applicant is proposing to install a 60 square foot wall sign <br />on the exterior wall of his store. <br /> <br />That the Applicant's wall space is approximately 960 square feet. <br /> <br /> <br />
