11. That according to the formula for calculating permitted signage in the <br />shopping center, the Applicant is allocated 46 square feet of signage. <br /> <br />12. That the Applicant is requesting a variance of 14 feet from the <br />permitted maximum sign size according to the formula for the shopping <br />center. <br /> <br />13. That the Applicant haB stated that the variance is necessary to <br />properly advertise his business. <br /> <br />14. That there are exceptional circumstances applying to the subject <br />property, namely, that the City's sign ordinance does not address strip <br />shopping centers and only addresses stand alone structures. <br /> <br />15. That !:he exceptional circumstances do not result from the actions of <br />the Applicant. <br /> <br />16. That if granted, the variance will not grant the Applicant any special <br />privilege that is denied by City Code to other owners of land in the RB <br />Rural Business district. <br /> <br />17.
