That the adjacent properties to the east, south and west are also <br />located in the R-IR Rural Residential district. <br /> <br />6. ~hat the Applicant is proposing to construct a 24' x 24' garage which <br />will be located approximately 10 feet in front of the house, the principal <br />structure. <br /> <br />7. That Saction 170.015G of the City Code does not permit accessory <br />structures to be located nearer the front lot line than the principal <br />structure. <br /> <br />8. That the Applicant is requesting a variance of approximately 10 feet <br />from the requirement of Section 170.015G of the City Code. <br /> <br />9. That the Applicant has stated that he is requesting the variance in <br />order to construct the proposed garage around the well presently existing <br />on the subject property. <br /> <br />10. That the Applicant has stated that there is a unique circumstance <br />applying to the subject property-- that the well is already on the subject <br />property - that does not apply generally to other properties in the <br />area. <br /> <br />11. That the Applicant has requested the minimum variance necessary. <br /> <br />12. That if granted, the variance will not grant the Applicant any special <br />privilege that is denied by the zoning chapter to other properties in the R- <br />1R Rural Residential district. <br /> <br />13. That if granted, the variance will not be materially detrimental to the <br />purposes of the zoning chapter. <br /> <br />14. That if granted, the variance will not endanger the public safety or <br />welfare. <br /> <br />15.
