CASE <br /> <br />REQUEST FOR A HOME OCCUPATION PERlvilT; <br />CASE OF STEPHEN GRAUNKE <br /> By: Amy Geisler, Associate Planner <br /> <br />Background: <br /> <br />The City recently adopted a Home Occupation Ordinance that establishes provisions for residents <br />to apply for a home occupation permit to operate a business within an accessory structure. <br />Stephen Graunke resides at 17220 Nowthen Blvd and is requesting a Home Occupation Permit to <br />operate a glass and mirror business on his property. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />c) <br />d) <br /> <br />Site location map <br />Site layout <br />Draft Planning Commission meeting minutes, dated June 3, 2004 <br />Proposed findings of fact <br />Proposed home occupation permit <br /> <br />No tifica rio n: <br /> <br />A public hearing was held at the Planning Commission meeting. <br /> <br />Observations: <br /> <br />The Home Occupation Ordinance states that a person can apply for a permit from the City to <br />operate a business within an accessory structure if the property is at least three'acres in size, said <br />business is low intensity, and does not adversely affect the character of the residential <br />neighborhood. <br /> <br />Mr. Graunke's parcel is 23.5 acres in size with a large accessory building on the property. He <br />proposes to operate an office within the house and store materials and equipment in the accessory <br />building. Mr. Graunke operates his business with one partner, and has no employees at this time. <br />He may add one employee at some point in the future; under City Code, parcels that are 10+ <br />acres in size are eligible to have 3 non-resident employees. Mr. Graunke's partner would count <br />towards the number of allowed employees. <br /> <br />Vehicular trai~c trips are not to exceed 2 trips per hour per standard business day or 16 trips <br />witifin a 24 hour period; a 25% increase in this number is allowed if the property gains access <br />fi'om a County, State, or MSA street. Nowthen Blvd qualifies under this definition. The applicant <br />anticipates only two trips daily to and fi'om the site (once in the morning,, once in the evening), <br />with an occasional extra round trip during the day. Materials are typically delivered to the .job <br />site, but may occasionally be delivered to applicant's property. The applicant observes standard <br /> <br />-145- <br /> <br /> <br />
