Councilmember __ introduced the following resolution and moved for its adoption: RESOLUTION #04-xx- RESOLUTION ADOPTING FINDINGS OF FACT # TO REZONE CERTAIN PROPERTY FROM E-2 EMPLOYMENT TO PLANNED UNIT DEVELOPMENT (PUD) WHEREAS, the City of Ramsey would like to facilitate the rezoning of certain property in accordance with Section 9.03.03 (Zoning Amendments) and 9.20.31 (Planned Unit Development) of the Ramsey City Code. NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE cITy OF ILAMSEY, ANOKA COUNTY, STATE OF MINNESOTA, as follows: That the Planning Commission conducted a public hearing pursuant to Section 9.03.03 of the City Code on June 3, 2004 and said public heating was properly advertised, and the minutes of said public hearing are hereby incorporated by reference. 2. That the property proposed to be rezoned is legally described as follows: Lot 1, Block I Basalt Office 2® Addition, Anoka County, Minnesota 3. That the total area of the property to be rezoned is 4.48 acres in size. That the proposed rezoning is located within the Metropolitan Urban Service Area (MUSA) boundary. That the Subject Property is currently zoned E-2 Employment and the surrounding, adjacent properties are zoned E-l, Employment and E-2, Employment. That the Applicant is proposing to build two 27,200 square feet buildings, for a total of 54,400 square feet, on the subject property. That the development is proposing to deviate from City Ordinances in the following manner; have two principal buildings on one lot of record. That the Applicant is proposing a high quality of design and design compatible with sun'ounding land uses, both existing and planned. That the Applicant is proposing a development that is compatible with the purposes and intents of this Zoning Chapter and the City's Comprehensive Plan. I0. That the proposed development will not exercise any substantial detrimental influence on the market value of sun'ounding properties. -195-
