Kalway <br />Basalt Properties, LLP <br />14160 Basalt Street <br />Ramsey, MN 55303 <br /> <br />Re: 'Site Plan - Basalt Properties 2"a-Addition - 2nd Phase <br /> <br />Dear Mr. Kalway: <br /> <br />We are in receipt of a Site Plan, Landscaping, and Grading, Drainage, and Utility Plans prepared by <br />SEI Consulting Civil Engineers dated March 2, 2004, Building Elevations prepared by Fischer <br />Engineering dated May 5, 2004, and Lighting Plan prepared by south Side Electric. It should be noted <br />that site plan review is being completed for the two buildings located on Tract B. Site plan review will <br />be completed on Tract A when a complete site plan is submitted. We offer the following comments: <br /> <br />General: The office and warehouse facilities are proposing to locate on a property that is within the <br />City's Gateway North Industrial Park #5. The City currently owns the property, and therefore as part of <br />the development, the City. will process a minor subdivision to subdivide the property into two 4.5 acre <br />parcels and a Planned Unit Development (PUD) zoning request to allow for two principal buildings on <br />the subject property. The site plan is proposing to develop one commercial building totaling 40,650 <br />square feet on a 3.32 acre parcel (Tract A). <br /> <br />Zoning: The site is currently zoned E-2; office and warehousing activities are allowed in this district. <br /> <br />Lot Coverage: The site plan proposes to construct one building for a total of 40,650 square feet. The <br />subject property is 144,619 square feet (3.32 acres) in size, which equates to 28% lot cover. This is <br />under the City's maximum lot coverage of 45%. <br /> <br />Accessory Use: Commercial structures and outside storage for a use accessory to the principal use are <br />permitted, but such use shall not exceed 30% of the gross floor space of the principal use. The site <br />plan is unclear as to whether the project demands outside storage. In the event outside storage of <br />.materials or equipment is necessm.7,; the site plan should be revised to indicate such area and at a <br />minimum omside storage areas must be surfaced with bituminous pavement. <br /> <br />Utilities: The f'acilitv will be served by municipal sewer and water facilities, that were constructed as <br />part of a City project.
