Stubs were provided in Ebony <br /> Street. <br />· A fire hydrant will be required at the north east corner of Tract A. <br /> <br />Setbacks: City Code stipulates a 35 front yard, 25 rear yar4, and 25 side yard setback building <br />setback, the site plan is exceeding these setbacks. City Code also establishes a 20 foot impervious <br />surtice setback along all public streets. The site plan will need to reflect the 20 foot impervious surface <br />setback. <br /> <br />Landscaping: City. Code requires one (1) tree per every fifty (50) lineal feet of site perimeter or 1,000 <br />square feet of building coverage, whichever is greater, be planted, throughout the site. City Code also <br />requires that no [ess than 25% of the trees planted be deciduous and no tess than 25% coniferous. <br />Fu~herrnore, City Code requires that no more than 25% of the trees planted consist of ornamental <br />trees. Parking tot landscaping is also required, one (1) tree per every, ten (10) parking stalls. In <br />addition to the tree requirements, City, Code also slates that one (1) sl2'ub per every thirty (30) lineal <br />feet of site perimeter or 300 square feet of building coverage, whichever is greater, be planted. <br /> <br />The total building coverage on the property, is 40,650 square feet, which equates to a minimum of forty <br />(40) trees and 135 shrubs needing to be installed. Of the trees, a minimum of twenty-one (21) should <br />be installed along 1.41st Ave and Ebony St to satisfy the public road frontage planting requirement (one <br />tree per 35 feet of public road frontage). The parking lot landscaping trees shall be planted within the <br />parking lot in islands or immediately adjacent to the parking stalls and must consist of at least five (5) <br />additional overstory trees. The remaining trees can be planted throughout the property. <br /> <br />The current landscaping plan indicates that thirty-nine (39) trees and 160 sl~ubs will be installed. The <br />sizes and species indicated in the species palette meet the minimum standards specified in City Code. <br />Both the public road frontage ptanting requirements as well as the parking lot landscaping requirements <br />are being satisfied. However, an additional six (6) trees need to be incorporated into the plan to satisfy <br />the overall planting requirements of Cky Code. <br /> <br />A revised landscaping plan should be submitted that includes the additional trees required under City <br />Code. However, [,here does appear to be a row of existing trees along the eastern property boundar7 <br />that will be preserved. A survey of those existing trees, including species, size, condition and their <br />slams (are they going to be preserved) should be submitted. If the existing trees are deemed significant <br />and will be preserved, they could satisfy the overall planting requirements. However, that <br />determination cannot be made until more detailed information is submitted. - <br /> <br />Finally. there are a couple of points of concern regm'ding the general location of street ri'ecs. Firsz, no <br />trees can be planted within thirty-five (135) feet of the back of cm'b of any intersecting street. This is <br />something that will require attention in the 5etd when the trees are installed. Additionally, no tree shall <br />be planted within i2fteen (tS) feet of a hydrant.
