Architectural Standards: City Code restricts building height to 65 feet and exterior wall finishes to natural or prefabricated brick or stone or pre-cast concrete panels or some other material approved by City Council. The exterior for both buildings will be Bryant P,.edrock Exposed Aggregate wall panels which meets the City's requirement. The building elevations shown on "the plans indicate that the building's height to be a maximum of 24 feet, which meets City, Code. Waste Storage: City Code requires that all solid waste and refuse receptacles be stored within a completely screened structure or container. The submitted site plan does not identify a waste storage area. Please indicate whether there will be an outside waste storage. Off-Street Parlcing - Spaces Required: City Code requires one parking space per 1,000 square feet of warehouse floor space and one space per 300 square feet of office area. The site plan is required to provide a total of 55 parking spaces, a total of 57 parking spaces are being provided. Loading Docks/Berths: City Code requires one off-street loading area for the first 10,000 square feet of floor and one additional dock/berr, h for each additional 25,000 square feet of floor area. The loading berth/dock must be located in the side or rear of the building. The site plan is providing 2 off-street loading areas that appear to be located along the rear of the building, this meets City Code requirements. Parking and Maneuvering Areas: The submitted plan does not show detail about the parking lots or central maneuvering area. IT is noted that bituminous pavement is called out on the plans. All parking areas require B6-12 concrete curb and gutter. Please submit a revised site plan. Lighting: A lighting plan has been submitted and is acceptable. Drainage and Grading: Staffhas reviewed the grading, drainage, utility and erosion control plan and has the following comments: · The curb cuts and rip rap on the north side of the parking lot must be replaced with storm sewer that is directed to the adjacent pond. · Additional detail is required for the transition area in the maneuvering area between the pavement at floor elevation and the dock elevation. · [~rovide calculations to show the existing storm sewer along the east side of the property has adequate capacity ~to accept the runoff from this site. -217-
