Any alternative to sod-will require City <br />Council's approval. Additionally, all landscaped areas are required to have an underground irrigation <br />system. The irrigation system must be shown on the site plan or utility plan. The site plan needs to be <br />revised to indicate all areas that will be sodded. <br /> <br />Architectural Standards: City Code restricts building height to 65 feet and exterior wall finishes to <br />natural or prefabricated brick or stone or pre-cast concrete panels or some other material approved by <br />City Council. The exterior for both buildings will be Bryant P,.edrock Exposed Aggregate wall panels <br />which meets the City's requirement. The building elevations shown on "the plans indicate that the <br />building's height to be a maximum of 24 feet, which meets City, Code. <br /> <br />Waste Storage: City Code requires that all solid waste and refuse receptacles be stored within a <br />completely screened structure or container. The submitted site plan does not identify a waste storage <br />area. Please indicate whether there will be an outside waste storage. <br /> <br />Off-Street Parlcing - Spaces Required: City Code requires one parking space per 1,000 square feet of <br />warehouse floor space and one space per 300 square feet of office area. The site plan is required to <br />provide a total of 55 parking spaces, a total of 57 parking spaces are being provided. <br /> <br />Loading Docks/Berths: City Code requires one off-street loading area for the first 10,000 square feet <br />of floor and one additional dock/berr, h for each additional 25,000 square feet of floor area. The loading <br />berth/dock must be located in the side or rear of the building. The site plan is providing 2 off-street <br />loading areas that appear to be located along the rear of the building, this meets City Code <br />requirements. <br /> <br />Parking and Maneuvering Areas: The submitted plan does not show detail about the parking lots or <br />central maneuvering area. IT is noted that bituminous pavement is called out on the plans. All parking <br />areas require B6-12 concrete curb and gutter. Please submit a revised site plan. <br /> <br />Lighting: A lighting plan has been submitted and is acceptable. <br /> <br />Drainage and Grading: Staffhas reviewed the grading, drainage, utility and erosion control plan and <br />has the following comments: <br /> <br />· The curb cuts and rip rap on the north side of the parking lot must be replaced with storm <br /> sewer that is directed to the adjacent pond. <br />· Additional detail is required for the transition area in the maneuvering area between the <br /> pavement at floor elevation and the dock elevation. <br />· [~rovide calculations to show the existing storm sewer along the east side of the property has <br /> adequate capacity ~to accept the runoff from this site. <br /> <br />-217- <br /> <br /> <br />
