Additional rate control onsite will <br />not be required. <br /> <br />Access: The site plan is proposing to derive access from 141st Avenue. Staff is recommending that the <br />two access points proposed along 14!st Avenue be combined to provide one centrally located access off <br />of 141 st Avenue. I-f the site requires a secondary access point for even flow of truck traffic, such access <br />should be derived from Ebony Street. <br /> <br />Storm Water Management Fee: The stormwater management fee will be paid through the Tax <br />Increment Financing (TIF) ageement. <br /> <br />Sewer and Water Trunk Charges: These fees will be paid through the TIF agreement. <br /> <br />REU Number: The storm water calculations indicate that the site is 83°,/0 impervious. The site is 3.31 <br />acres. The KEU for storm water billing is 13.87 and the current quarterly charge will be $~49.~. This <br />will be reviewed when final plans are submitted. <br /> <br />City Council Action: The City Council will not consider the site plan submittal until the issues raised <br />in this letter are corrected, revised, and resubmitted to staff for their review. <br /> <br />The Planning Commission will be meeting at 7:00 p.m. on Wednesday, June 16, 2004 at Ramsey Fire <br />Station, 15050 Armstrong Blvd., to review the proposed site plan.
